The hotel was located in the lovely historic area of Bur Dubai allowing you to experience the real Dubai. Each room has it's own unique style and whilst not large, it was very clean and well appointed. The breakfast in the courtyard was lovely, and the staff very friendly and helpful. The whole environment was very peaceful and relaxing. I would recommend this hotel to anyone wishing to experience something a little different.

Food is really good
Almost everything. Very small rooms. Awful bad. Unprofessional and even rough stuff. Nothing to do in this area. I don't understand how this place could have so high rating. The maximum they can pretend is 6. It might be some cheating.
Love the revived area and walking to event I was attending at the newly opened "Writers' Centre". Bed cover lovely idea and the hurricane lamps. I am not sure about price as it is quite pricey compared to the chains-but that I guess is the difficulty of a small venture and economies of scale...
Water and coffee Dhs 38, of which the water was DHS 12-monstrous! The Reception area is not welcoming as the desk is too high. I made the comment and apparently it is to hide the computers etc, as the ambience is "old Dubai". The desk is cleverly made out of packing cases, but intimidating and one feels one is interrupting the Staff behind it!
The XVA Art Hotel in Bur Dubai is within walking distance to the Dubai museum, old fort, mosque, the boat dock across the creek to the souks, and gave us the feel of old Dubai. The rooms were charming, the garden restaurant and breakfast excellent, located in an artsy compound. A German business friend who normally stayed more upscale decided he wanted to stay here next time! There was interesting modern art throughout and some of the artists stayed here periodically. We split our time between this hotel and a more modern high-rise on the other side of the Creek with views of the town and Creek. Staff at XVA were great!
There were no good restaurant options within walking distance, the rooms were very small and with no windows (albeit charming in keeping with historical Arab architecture)

Wifi is not consistant in the room. Location isn't for everyone. No gym. Price is a bit high given that there are no facilities other than the resturant/cafe.

Staff not overly pleasant
We loved the history and architectural style of the hotel with its inner courtyards, low doorways with beautifully carved wooden doors....the staff were extremely helpful and we would definitely stay there again.
Our room was directly off the cafe area and due to the cafe being lit all night, our room was also very lit up all night.
XVA Hotel is hidden within a pedestrian-only area near the Creek in Bur Dubai. The area is delightful with several shops, a mosque, and some government offices nearby. Very quiet with the busy larger fabric district area. The Dubai museum is a couple of blocks away as is a old-style souk near the Creek. Metro is about 1/2 mile (600 meters) away through the fabric souk area. Excellent breakfast included ... and the staff could not have been more helpful in all ways.
Cabbies have a hard time finding the place, but a call to the front desk yields excellent directions. Excellent location for a visit to the older part of Dubai with easy access to the airport, but a bit remote from the newer sections of town. Thus, the value of the location depends on the purpose of one's visit.

Noise of the airconditionning, room a little too small
The whole hotel was wonderful and the staff extremely helpful. It was great to be experiencing accomodation that is 100 years old and very tastefully and faithfully restored to its former glory.
The bedroom needed more natural ventilation and was bit stuffy inspite of air conditioning and ceiling fans.
Quaint old style hotel in old 'souk' quarter of Dubai. Modern hotels are OK but the XVA has much more real character. In a quiet district near the Dera Creek, Old Souks and the Old Fort. Highly recommended for something different.
Not really a dislike but the rooms are smallish, being an old building. There is no direct street access being narrow old city passageways (this adds to its character) and bags have to be trundled 50 metres from the nearest road. The staff are very accommodating and can help.

We were close to a mosque and loved hearing the musical chants throughout the day. I liked how the hotel was originally a residence.
Not a negative to the hotel but I had expected an older feel to the Bastakia neighborhood. The buildings were restored and had the same color stucco which made the area seem bland.

Big disappointment, the idea I loved but it failed in its delivery.The food was miserable.Breakfast in particular was low quality badly presented and the coffee was nasty.The art hotel need to look at similar places in UK or Europe and try to give something alternative but with quality like a piece of art.Do it with love and passion.
Located on the old district, XVA is a beautiful old Arabian courtyard style building but also an art gallery with a great cafe that does lunch and dinner. Breakfast is fresh and tasty. Right beside the Dubai museum, the berth for the show to the old spice and gold souk and the number 4 stop of the hop on hop off bus.
It is a little hard to find initially as it is in the old quarter with no street access. Head for the round about just before the Dubai Museum and look for the camel statue. Walk to the rear of the courtyard and follow the lane way on the right. Worth the effort
It is in a great location,the staff organised and booked things for us.They were always welcoming each time we returned hot and footsore.The cafe was always open.- great breakfasts(Pancakes and omelettes-YUM) and salads. It gave you a feeling of staying in someone's home. It was a very quiet both in surrounding areas and in the hotel. It is part of a gallery where local people exhibit so that is a nice feel too.Moses and Hanisha? were wonderful on the front desk.It took us a day to find our way in and out through the small corridors of the old area but that added to the experience. We had 4 nights there and loved it.
