good location if you wish to stay outside the city but near the 19th district, known for its wine restaurants. No specific charm

I was there on business and location was very important to me. Breakfast is good, but 15€ is too much. Relatively clean hotel.

Expensive breakfast, locations sucks (unless you are there on business in the area), breakfast was expensive

The room was spacious enough for two people with small table and desk.

Bathroom was rather small

This hotel is quiet, comfortable. Far from center of Vienna but that isn't problem. Tram № 31 will take you to center for 20 minutes. Vienna is special nice Christmas eve. We recommend a visit to Vienna at this time.

Included Breakfast and bathrobes might be fine extras.

Free wifi, nice shampoo dispensers.

Close to city. Convenient and good standard.

We stopped over night in Vienna and choosed this hotel as having it's own parking and located close to Grinzing (15-20 min by foot). We went for economy standard room and it was ok in terms value for money, and ido not see a point to pay extra 18eur to have small balcony in business standard room. Our room was overlooking inner yard and thus was quiet, providing good quality sleep.

I got used to free of charge wi-fi in all hotels I stayed at last few months, so that it was dissapointing to have only 1 hour of internet free of charge. Far from city center.

I had a flat and it was very convenient to get around once you know how to catch the U bahn.With the convenience of the supermarket next door is very convenient and being near the tramp line.

Spacious rooms (though everything is run down a bit and would do with a renovation) good sauna (but not-so-good fitness).

Breakfast costs 15 eur, which is expensive, though it was good. The staff was typical Viennese - not terribly outgoing.

Good location at peaceful and quiet part of Vienna. Rooms have a useful kitchenet.

We loved the location and found the hotel staff helpful; providing some minimal utensils in kitchenette would be helpful; lobby too smokey and hot. Room balcony and outside sitting area beautiful. We would happily stay there again!

The worst 4 star hotel I ever saw! The lobby is bright and should look luxurious but the rooms are tiny, bath room extremely tiny, furniture is very dark and dates back to the 80'ies. Bad ventilation. In one room the drainage did not work, in the other it was the light that was not functioning.

Old fashioned hotel, dusty 80s atmosphere (small rooms, old bar, very small and dark bathrooms,...) Services for customers not at 4 stars level.

Having stayed at this hotel many times before, I found that the general quality of the services had deteriorated somewhat. I was particularly surprised that for the first time the room price did not include the breakfast. Even though the breakfast buffet is relatively nice, a charge of 15 Euros per person for breakfast too expensive. I opted to go to either the Billa or the Spar grocery stores immediately adjacent to the hotel and got the ingredients for a super breakfast for 2 for 4 Euros and enjoyed eating in the room. Since the rooms have a small cooking stove and dishes, this was no problem. The hotel is ideally situated, just two stations by streetcar 30 from Grinzing, and an easy ride on the 38 to the center of the city.

Room prices have gone way up, while the general ambiance has gone down a bit. It is, however, still a nice hotewl in a great location.

The hotel is in a pleasent surrounding. The apartment was great, good value for money. The sleeping room was peaceful, with a big balcony with a view of a hill. The city centre is reached in 20 minutes by tram. We recommend.

The reception staff is not friendly at all...!!! very slow, not professionals ....!! and wanted to take advantage over payment they do not deserve and provided bad human approach. I booked 3 nights and stayed only 2 nights because I had to leave earlier. When I left they insisted to charge me for the 3rd night even if I am not staying. I asked them why ? and they said they have to pay the 3rd night to Booking.com which is not true of course. They ending up charging me for the 3rd night. On the way to the airport I talked to Bokking.com staff which was very helpful. They confirmed this is not right and resolved the issue immediately with the hotel forcing them to pay back to me the extra night they charged unlawfully. I will not recommend to anybody to stay in this hotel.

Nous sommes déjà allés au moins cinq fois au Kaiser Franz Josef Derag Living Hotel. Nous apprécions la possibilité de séjours longs (plus de cinq jours) en appartements, et sa situation dans un quartier agréable et bien desservi de Vienne

холл отеля прокуренный и вонючий, неприятно с первого шага.отель старый, дряхлый, неухоженный. из персонала только один молодой парень хороший и отзывчивый, всем остальным просто всеравно и такое впечатление, что ты им должен.. номер разваливался на глазах, обсыпалась штукатурка,треснутый стул на балконе. банных принадлежностей нет:только фен и полотенца. убрали один раз за 5 дней и то ели выпросили. с гаражом вообще умора-три раза в течении 10 минут просили открыть. на завтраке постоянно смотрят сколько и чего берешь, есть совсем перехотелось и спрашивают по несколько раз твой номер. больше никогда не остановимся в этом отвратительном и ужасном отеле.

Gar nichts!

Die Zimmer sind klein und sehr enttäuschend! Das Badezimmer grauenhaft. Das Personal unprofessional. Es war nicht möglich, eine Flasche Prosecco auf das Zimmer zu bestellen, wir wurden 1 Stunde immer wieder vertröstet, die Flasche sei auf dem Weg, angekommen ist sie nie !!!!

das man 15 € für ein frühstüch noch extra zu bezahlen hat , bei einen schon relativ hohen übernachtungspreis.
