Convenience to shopping and nightime events. There were a number of issues about our room 1.,-Carpet tacking system with exposed spikes protruding at entrance to bathroom -I had my foot spiked. carpet had worn away, no proper edging. 2. Very noisy air conditioning unit,on completing its cycle of 30mins would produce a series of loud cracking noises , enough to wake you up at each point during the night. 3.There were also a lot of loud banging noises throughout the night, often from people trying to access the locked balcony in front of our room ( room 503, level 5) 4.We also had problems with smoke entering our rooms from the balcony in spite of only the 1st fl balcony being designated as the smoking balcony. 5.Faulty tv remote had to press batterys down to make it work each time. 6.Shower rose kept falling down, seals need replacing ,after 10mins of hot water running,the seals would expand enough to hold the joints tight, not easy to operate. The carpet problem was improved by a maintainance person hammering down the tacks. We were also suprised to find out when we arrived that the accommodation had be billed to our Visa account when we had planned to pay by cash. This included a surcarge which we were wanting to avoid,plus reduced our credit facility on our visa account. We are not normally ones for complaining but in all the 40 odd years of travel we have done around the world we have never come up against so many adverse things to deal with. We would appreciate a responce to this message.

It was in a good location and close to transport. The staff are great. They are friendly helpful and very good. It was very noisy. You can clearly hear the gusets in the nest room. It is old with in window air conditioning. You only have a thin door between your room and the one next to you you. It is very echoey. I.e you hear all dors clsoing to the rooms and hear other guests showers going on and hear their toilets been flushed. I would not stay there again. I cannot recommend it.

Liked this hotel generally. Close to CBD & the river. Room was spacious, clean with a really good bathroom, which was a pleasure to use. No view, but not much of a prob. the colour scheme in the corridors was a bit of a shock all green white & black if I remember correctly, with no pictures anywhere, making the overall appearance very "budget" looking. Great to have breakfast included though as this wasn,t expected, it was a good breakfast as well,so top marks for that. Nothing much, other than the decor & general "backpacker" feel. Would stay here again despite the small quibbles, for the inclusive breakfast quite apart from anything else.!

The room was clean n tidy. It was in an excellent location. We was woke up one mornin with a very loud tapping sound which continued for atleast 30 mins. This was rectified by the staff.

Reasonable rates and close enough to the cbd Simply the worst night I/we have ever experienced in a hotel. We happened to stay on a Saturday and whilst I expect to hear noise from local establishments late at night I do not expect to be kept awake until 4.30am due to the pub behind the hotel having a dance party. We have stayed in the hotel previously but never again I'm sorry. Simply unacceptable.

Staff happy to answer any questions about Melbourne and very obliging. Room was rather small. But admit the bathroom was really spacious. Pain work could do with a patch up. Would prefer hairdryer to already be in my room rather than have to ask for one.

Very convenient to Southern Cross station. The room was clean and tidy, however a bit small for an extended stay. It surprises us that WiFi is not standard in hotels for no cost, whereas here you had to pay for usage.

The location of hotel is very good .It has only one block distance from main train station and Airport Bus.If the breakfast start at 6.30 instead of 7 Am will be better, because tours will pickup from hotel at 7.15 Am and there is not enough time to have breakfast. Totaly I stayed 3 nights and was good only from neaibouring cafe there is noise from the side I had room. Change the time of breakfast from 7 to 6.30 Am.For extra night cosider cheaper price for geust than the new custemer.

Value for money and good location. One particular staff member at night with glasses (slim guy) would not extend checkout by 1 hour as the requirement is to give a "Like" on facebook to get the extra 1 hour. I was having trouble logging in to facebook and he said "bad luck, i can't give you the extra hour for checkout". So i went back to reception an hour later as i was still trying to get into my facebook account and the other staff were fine. They extended. With an attitude like the first guy had, they wonder why they get bad reviews. He is not fit for working in this environment.

Location I am not happy with All Seasons Kingsgate Hotel in Melbourne because: 1 The hot and cold water were completely separate, and were not mixed to have a reasonable temperature of the water. It means that we had to wash our hands and faces with hot water and/or cold water. 2. There was no ventilation in the toilet. So you have to open the window when you are in bathroom. 3. The light in the room was not enough at all. Not enough for reading or anything else. I talked to the gentlemen in the reception about all of the above issues. They suggested another room to us, but unfortunately there was no ventilation and No window in the toilet of that room at all! However, the location of the hotel was so good, BUT the above issues are also important for the guests in a hotel.

Location Room was small, had interconnecting door to next room,very noisy even with windows shut (commercial air-con/exhaust 24/7 close by),not serviced 2 days in a row,fire sprinkler in bathroom ceiling (obviously deliberately) blocked up with tissues....

The stay was great we enjoyed the breakfast and the staff were friendly the location is the best so happy the rooms aren't elite but clean and serviceable Fantastic stay definately will choose to come and stay at the kingsgste again in the near future thankyou from Lina Macgowan daniela, sam, and Simone Focarelli There is room for upgrading the rooms but nothing else all good

The location was a main highlight. The rooms were clean and cosy- and I love how the hotel was a real mix between a boutique and modern hotel! Probably the room size- and the corridors- but otherwise it was a great find and a great stay!

The fact that it was right in the centre of Melbournes CBD and everything was within walking distance The only thing was the traffic noise at night but being right in the city centre this is unavoidable
