Loved the location, the staff - who treated us like royalty - were friendly, knowledgeable with information about the hotel and the area, the attention to detail, the ambience of the hotel, the historical artifacts everywhere and the retro feel of it. Breakfast was also delicious full of fresh local produce.
Being a bit of a tech head the tv was a bit tiny and tinny and the wifi was slow. However the wifi was free, so can't complain too much about that.
The friendly relaxed atmosphere. Ambiance and ability to chat with fellow travelers. The hosts were great, the food was fantastic and great value for money. This B&B is a gem.
Directions on location and/or how to get there for travelers outside of Victoria could be improved; we initially mistakenly thought the location was closer to Ararat than Avoca; leaving Ararat, we were surprised to be almost at Avoca when we got there, thinking we had missed the B&B along the way! Maybe our fault for being under-prepared.
Don't judge a book by it's cover sums up this B&B. The accommodation is warm and cosy, quaint, and a little quirky but best of all, was the kind and friendly service from John and Catherine (owners). The attention to detail throughout was impeccable and the food was to die for, specially the homemade ice cream...yum.
The TV in the bedroom was tiny and difficult to hear.
Hosts were very hospitable
Relaxing, quiet, friendly staff

Very quiet and the room is small and cosy.
Maybe add a little radio in the room?
