rather far from the center
Staff go out of their way to help you. Even gave me a ride to the train since I didn't have a car. Inn is peaceful and quiet. Breakfast very goo.

Noisy adjoining rooms.
The location is good at walking distance off the Three Sisters. The room was clean and the bed was good. We were there in october and is was quiet.
The house should be restored. The room and badroom are clean but old stuff. No coffeemaker or refrigerator in the room.

Avonleigh was well situated within walking distance of several major attractions at Katoomba eg: Echo Point so we were able to visit there both night and morning when it wasn't crowded with other tourists. We were able to walk to the Chinese Restraunt in the evening and had a delightful al-afresco evening picnic in the Gazebo complete with tablecloth and wineglasses appearing before we could get to the site. We were well looked after by our hostess.
The staff were friendly and very helpful. We arrived late and the person in charge had left their contact number for us to ring at the reception for when we arrived. They were there in 2 mins to show us to our room as well as the common areas. Breakfast was included and very filling especially if you were going out for a days walk. Close to the 3 sisters with an easy 5 mins walk. Very quite and nice place to stay if not spending time in your room. Had a great common room with a large TV if you wanted to mix.
No coffee making facilities in the room. Room was quite small. Had to sit on bed to watch TV and then could not see half of it due to bed end.
Joanna and staff were very pleasant and helpful, couldn't do enough to help.
The property really needs a wash and brush up. Rooms are clean enough, but common areas have dead moths lying around and look generally very tired.
I liked the period and ambient features which decided our stay here. Close to all amenities and places of interest. Comfortable bed, good hot running water in the shower. Soft towels.
Could do with a small fridge and tea/coffee facilities in the room however, you can get in the main lounge room with fridges available for guests. The TV is next to the bed making it a little difficult to watch however we were the for only one night and didn't bother us. Even though the hostess was friendly, I think a cultural understanding should be geared to the guest. As an example, I asked what was the menu for hot breakfast and the answer was: I told you last night!!! Not the answer I was expecting if you want repeat business. Not asked if we wanted scrambled, poached or fried egg, just came out scrambled. Nonetheless, it fit the bill for the money paid. Could've had a better clean in the shower, it was a bit mouldy, nothing that a good leave on spray with bleach could resolve. Also, the sign on the bathroom door mentions to leave the door closed so that it keeps the steam in otherwise you will incur a $300 fee if the fire brigade are called out!!!
Walking distance to the Three sisters. Breakfast was good.
Room was small. The room was crowded with old furniture. The TV was very small and not high enough to be seen, except if you sat on the edge of the bed. The sitting room had no atmosphere, poorly placed couches.
We liked the lovely old cottage and the friendly and obliging hostess. The breakfasts are number 1! Great cook! It is also very central and walking distance to the Three Sisters and cafes etc. We would certainly go again Nd look forward to it.
Staff were very friendly, courteous, and accommodating. Peaceful atmosphere. Very close to attractions eg. scenic world, 3 sisters. very pleasant, enjoyable stay. Thank you.

The staff was awesome! The rooms were very quaint and clean. It was a very safe and convenient location to catch tour buses and sightsee the blue Mountains. They served a very good breakfast. I would recommend this place again to anybody who was visiting.
My only complaint would be that the beds were very hard.
Friendly staff (Joanne) , great cooked breakfast, clean and comfortable bed, convenient location by train and bus from Sydney and to the Three Sisters and walks, lovely historic building. We really enjoyed our relaxed and peaceful three night stay.

Long way to buy dinner at night when you're on foot with children.
Staff was very friendly and the place was clean and tidey. One of the staff members even gave us a ride into the city centre one evening. We really recommend this place!
The breakfast was okey, but there wasn't really that much to choose from. Bacon, eggs, sausages and some bread and marmelade. If we might suggest one thing to improve in the future, it might have been the breakfast...maybe some cheese and salami to put on the bread?
Location only half mile from main sites and short drive from others. Building was Edwardian (circa) rambling home of middle class comfortable family and is furnished pre 60s which gives some authenticity to the place - which is why katoomba is there in the first place. Breakfast was good hot and cold.
Nothing that niggles after 4 weeks although if you are sassy enough I am sure you could find something.

Location close to three sisters, so good for walks.A great old house, that has been severely neglected. No money at all is going to upgrade facilities.
Breakfast was appalling. Cold scrambled egg and cold baked beans, which were then topped up with more cold food. Wevwere told very emphatically that bif we left shower door open it would set off fire alarm and we would have to pay brigade calout. No smoke alarms that we could see.
Joanne was very welcoming and provides an excellent breakfast.
