Comfy bed, cosy living space. Self serve breakfasts with variety of cereals, bread & jams and drinks. Location is on the main road into Hobart but we were not bothered by too much noise from this.
Our twin room had no natural light in the bathroom.
- Breakfast of champions, packed with authentic Tasmanian spreads and fully stocked with milk,toast etc - Free wifi - Hospitable owner, even allowed us to come back for coffee after we had already checked out. John also was kind enough to point out the good restaurants nearby - good location, nearby the city centre
The wifi coverage was a little slow in the bedrooms. We had to go into the common dining area for faster speeds, and when we were there it was fine. Also the bathrooms were quite cold in the night and early in the morning. Probably because of the old architecture allowing outside air to seep in to the bathrooms. But minor inconvenience overall.
There was nothing to dislike.
John made us feel very welcome on arrival. The lovely old house is very well presented. The common breakfast area encourages chatting with other guests.
Very comfortable and pleasant. Thoroughly enjoyed our stay and the chocolate chip cookies offered.

Breakfast didn't have a lot of choice - needed some fruit and yoghurt perhaps for some freshness
Very relaxed atmosphere, great location and generous breakfast/ snack facilities available 24/7 were included.
Everything excellent, can't think of anyything that detracted from a great experience.
Location was great. John was very friendly, helpful and laid back. Big room, fantastic breakfast selection. We will definitely be going back to stay. John is doing the rooms up after only acquiring the place in April. Beautiful period b&b. We did a touring holiday and this place sticks in our memory.

The walls were thin that quite difficult to have a good sleep due to noise from everywhere.
The bed was comfortable. The biscuits were good, Staff were very helpful.
The smell of cigarette smoke from the managers floor below. the shower was too low, the single beds were on a slant and felt like you were going to fall off. It was very hot in the room

No lifts, have to carry baggage up the stairs. A little bit hard to open or shut the room door, but still ok.
There is no hot meal for breakfast
John was very nice and easy-going and was accommodating of late arrivals and departures. The house is beautiful and conveniently located with good shower facilities and Wifi (see below). There was a TV/DVD combo in the room and a DVD library available in Reception. Ample supplies in the kitchen for fixing a snack or coffee/tea, accessible 24 hours (but see what this means for the room below)
From the downstairs rooms, the toilets/showers are two stories up. Rm 6 is directly below the kitchen and anytime anyone is preparing a snack or meal, the noise overhead is substantial. Wifi is weak in the downstairs room. No instructions are provided for how to use the DVD player; had to sort that out by trial and error and thankfully didn't break anything in the process! Room was left unlocked after it was cleaned which was unexpected.
We arrived REALLY late due to flight problems and our wonderful host stayed awake to greet us. That was so nice because we were very stressed about being SO late. Great breakfast room!
This seems petty but, the pine trees kept knocking on the window, keeping us awake. Bet you have not heard that complaint before!

I think this place is under new management, which explains the difference between the recent and the earlier reviews. The breakfasts were a delight, with many types of cereals, breads, excellent jam, lovely honey, yoghurt, coffee. The beds were comfortable and warm. The bathroom was spacious.
The window in the bathroom was blocked off and the room was dark. Not a big complaint, but the shower cubicle somehow did not keep the water all in, and the floor was sometimes a bit wet.
