We liked everthing
Magnificent old house, verandah overlooking the city, walking distance from cafes, restaurants...would be 10/10 but only 9 and a half/10 due to the packaged breakfast.
On arriving at Franklin Villa we were greeted by the brother of the owners. He had a fantastic personality and great sense of humor and we were excited for our stay. The facilities were great and we could do as we liked .All staff were helpfull on places to eat out. Great position as close to the city. It was our first year wedding anniversary and one we will remember . Thankyou.
A cooked breakfast would have been nice . When searching up b&b s this is what you would expect but not the case.
A lovely old house sympathetically restored. Fluffy white towels and comfy beds.
Although shown as a B & B, breakfast cost extra. Tap water used for coffee in the room tasted unpleasant.
Beautiful house, stunning view, fabulous balconies, wonderful lap pool (chilly in winter: about 18 degrees C. but refreshing!), close to West End restaurants and shops, just a 15-minute walk to the conference centre and cultural area.
Not much soundproofing: from the Master bedroom (the nicest) you can hear everything going on upstairs (the Loft), particularly at night. But it's a great place to stay. Just don't forget your earplugs.

Extremely poor response to a problem
We are regular visitors to Brisbane and Franklinvilla is now our preferred destination to rest our weary heads:) The owners are always friendly and amenable.We loved playing billiards and sitting by the pool with an afternoon drink, even though it was a bit chilly.Always feel very welcomed and we love the unique Gatsbyesque decor. Definitely coming back!

Appreciated shower over spa bath but there was no room to stand up.
We loved the authentic old Qld experience. The home is beautifully decorated and it is just a pleasure to wander through to get to your room. We arrived after office hours but had the chance of a brief chat with the lovely & friendly owners in the morning. I loved the book with the history of the home. The location was perfect within a short stroll to many wonderful venues around the corner. There is a very comprehensive book of recommendations for the area, which we appreciated. Would definitely recommend. We stayed on the top floor which may be difficult for some but if you do not have a lot of luggage and don't mind the steps it is worth it for the view!! We love places that have character and are unusual so this was a great fit for us. If you want boring mainstream this may not be the right spot!!

The view, and the bed was comfortable.
I mistakenly booked the wrong room due to confusion re Spa bath - I wanted the Master Suite, but booked the Loft Room. I rang Franklin Villa direct upon realising my error, but the Master Suite was already booked. The Manager said not to worry, as the Loft had city views and a spa also. Imagine my disappointment when the spa bath turned out to be tiny for one person, and impossible for two - not at all the romantic relaxing time I'd imagined for a surprise birthday getaway for my partner. We had the bubbly to drink, so decided to have a spa bath each, but couldn't get the bubbles to turn on. Called the manager who informed us that sometimes it didn't work, and that he would call the plumber next day. I was almost in tears by this time, not being able to get beyond how let down I feel. Later we had problems with getting the ceiling fan or air conditioning to work - neither remote seemed to be working. Finally we figured out that we had to turn the light switch on first - and oddly it was on the outside of the door at the top of the stairs. What a hassle - some instructions would have been nice! Last of all - and this may be petty, but getting up in the night to answer a call of nature, there was a cockroach in the tiny spa bath - not nice. All in all an unhappy experience, and I am mustering the courage to send the manager a letter expressing how I feel, as there is NO comparison between this room and the one I'd imagined from the start, where my partner and I would be sipping champagne, sitting in an adult sized spa together looking over the city, letting our stresses melt away in the bubbles ....

Wonderfully quirky place in pleasant area about 15 minutes stroll downhill to the river and close to many local bars & restaurants. Our "Master Suite" was very comfortable with a stunning en suite spa bath with city views. Communal areas are well equipped and the lap pool and garden were gorgeous.
- Not all rooms are en suite so chose carefully. - Limited & tricky parking - Out of hours entry was a little difficult especially in the dark - Never saw management or any staff after check-in (but plenty of brochures)
Great location in West End, near the lovely Southbank area. A lovely house with so much interesting history.

Bed was a hard as a rock. No Central light in the room, only bedside lights. I rang the week before to alter my booking and a lady was going to return my call and didn't.

The actual street a bit tree barren and shabby with blocks of seventies yellow brick flats thus detracting a bit from the aesthetic of the villa mansion..
The managers/owners, Bernadette and Nick were absolutely great. Unobtrusive but there when needed. We had a family Christmas there and booked four of the rooms. It was all a great success and we will be back whenever in Brisbane,

This was a wonderful place to stay, lovingly restored, full of character and home comforts. We were really impressed by the well equipped kitchen, the extensive verandas and the excellent pool
I wanted somewhere within easy walking distance of BCEC.
Breakfast should be included. Access to the shower in my room would not be possible for anyone with mobility issues. I was woken at 1 am by an animal in the hallway outside my room....I did not try to investigate what it was but it stayed for quite a while. For that room price I expect tissues in the room.
