The ambience & size of apartment
the street noise was annoying and made sleep difficult -batches loud drunken yahoos till at least 3 in the morning didn't help make the stay "excellent"

Room 74 was under the patisserie and very noisy from above and the street, also no window. Would recommend you don't use this room as a guest room but as a store room.

Room temp less than 10 degrees - no heating -reached for a duve in cupboard, no cover and heavily stained. finally supplied with two heaters (one did not work). Shower door broken; ugly holes in ceiling. Towel rail fell off. Sink tap leaked onto bench top. Electricity kept tripping off. No information booklet therefore no fire safety instruction and no phone instructions. we were told it had been taken out of room for updating! Promissed Yfi but never came.

Very peaceful safe and secure (with family, children aged 8 and 11) bed comfort 10/10 better than home! roomy as a family we would stay here again
there was only lounge seating for 3 people when there was 4 of us, needed to bring a chair from dining table in. shower taps where touchy Floor boards squeked in certain places worse than others the kids and i were looking forward to using the spa facilities but no longer available

The location was excellent and the property was very charming with lots of character - very different from your usual modern hotel.
The room was very small. As I was only travelling with my young daughter it was not a huge issue, but the room was much smaller than I expected. It was very comfortable though, and as we were only using it as a base to explore the city, it adequately met our needs.
Large 2 bedroom apartment was very generous in size. Beds very comfortable. Fantastic location for us as it was very close to trams & many eateries.
The section we were in was very cold. Apartment temperature was ok (although a little cold at times) but hallway etc cold. Might be difficult to heat due to structure of building.
Location is ideal for theatre goers. Chinatown on your door step, not to mention a coffee and pastry shop next door to die for.
Room is ideal for a short stay especially if you are on the go. You just need to overlook some minor lipstick jobs that should be attended too.

Unfortunately the room we had (74) did not have curtains or blinds allowing way too much light to come through the frosted glass at night making it difficult to sleep. I did report this to the friendly staff, they did their best to mitigate the problem.
We loved the amazing building, location & the convenience of a beautiful breakfast each morning. The owner of the restaurant couldn't been more helpful with guiding us to the best shopping, how to get there,she took time out from work to answer all our questions. looking forward to our next stay.

Room a little small. Fittings in bathroom were loose.
Location was excellent. An easy stroll down Little Bourke St, through China Town to the city, alternatively three of the main theatres were only minutes away. Walking to the MCG was less than 10 minutes through the park, with a train station, and City Circle tram within a few metres.
We stayed in a 2 bedroom apartment. The bathroom could only be accessed through one of the bedrooms and this was made up as the single rather than the double room. The shower was over the bath, the white tiles were mouldy. There were holes in the plaster in several places. At $300 a night we could have done better!
That it was nice and close to the Comedy Theatre, which is what we came for

Loved location. It was very clean and presented well but...
Room was very, very small. No room for a chair! A turbine (or very noisy motor) ran all night long outside the room. Lights from outside the room were on all night resulting in brightness not conducive to sleep (despite the louvred shutters). This was the 2nd room we were given after enduring 2 nights with broken heater. Suggest avoiding rooms on lower ground floor.
