No staff whatsoever. I had to phone the company I booked with to get a code for the safe where our key was and had no idea where to leave the key after our stay...It's in the letter box incase you were wondering. Not a facility for students.
Almost nothing ...
The location is only 15-20 minutes away from the city center by foot and is reasonably easy to reach from the train station. The room was reasonably large and included a small kitchenette.
For 75 EUR/night, my room struck me as a bit expensive. The rooms are rather spartan and have thin walls. The bathroom light was so dim that I had to plug a desk lamp into the bathroom outlet to have enough light to get ready in the morning. The shower also left much to be desired. Finally, it was difficult to find personnel to talk to. The office is only open during certain hours. Otherwise there is no chance to find someone to talk to personally.
stuffy room; dusty roof; toilet smell makes you want to throw up; spider crawling on your legs during the night, cockroaches falling from above your head; light was dim; sleeping area was so hot; wireless was down for the entire 1st floor for 4 days, plus staff was nowhere to find to report the problem -only a sign saying OUT OF OFFICE due to unexpected circumstances (for 4 days, really?). believe it or not, no exaggeration!
Accessible on foot from centre of town when I had worked out the map (also on good bus routes)

Generally quiet. Clean. Convenient location
Although I was charged for breakfast but had none. Only on the last day I surprised to find some kind of breakfast on doorstep in a paper bag, which I did not have. I do not think I should have been charged for breakfast. No staff available most of the time to help specially new visitors. The television is an old TV set. The bed is too small. The bath room is a death trap should one choose to close the door. The shower is too small you can hardly move in it. I do not think flat is the right word to describe the place. Too expensive for what is offered (value for money).
Well located, fair price (you get what you've paid for), quiet and good room.
There was never anyone at the reception even at the open hours: you need to call them if you need anything (as a hint, be sure to plan everything in advance per e-mail otherwise it'll be difficult to contact someone if you don't have a phone in Belgium). The bathroom was ok, but could have been a little bit more clean.
The apartment is pretty spacious, on walking distance of the centre.
The room was smelly and very warm (although the weather wasn't that warm), the bathroom was dark (just a small light). A bit worn. Check-out is at 10am, which is early in my opinion. Parking space was not at the property itself.
Large nice kitchenette affordable feels like a home and not a hotel great for long stays quiet
limited free internet, so if you need to use it a lot, you should budget paying extra. (during my stay, it was 5 euro for 1GB, which must be used within 1 day)
The flat was basic but not as bad as we expected. There was enough room for our toddler to play. The kitchen was equipped well enough to make food there every day. There was a problem with our fridge but we got a new one the next day. It's possible to find free parking spaces behind the train station, at about 5min walk.
Not very clean : bring some cleaning products and your own towels!
Everything has gone well except for one point. The hotel staff charged my credit card even though he said that would be ok to check out a bit late on the day of leave.

the flats are barely OK, but since we had no choice as all places were booked because of the Festival... the manager was nice.
we had two single beds that weren't at the same height, the garbage outside was dirty and smelly. the room has barely any light in it. wifi was slow.

The place needs to be refurbished urgently. The rooms need attendance from a cleaner. There is no free breakfast. Forget free WLAN! It's too expensive for what it is. In Winter it is probably better than sleeping outside.
absence of staff
No staff at office 5 in afternoon Just luck to find where our key was. Booking was for two but single bed, one pillow, one towel. By chance came across a staff member who tried to sort out the room, got us extra pillo and towels and said he would try for compensation on the bill.
The owner/receptionist was very pleasant and helpful. The room was very spacious There was always hot water
Very small internet data available (I think 400mb per day) On the day I was leaving (check out at 10:00) - a cleaner came and knocked on the door at 08:00 to begin cleaning.
Simple, clean and reasonably comfortable, given the price. Wifi. Pleasant garden outlook. Felt secure.
Took a while to find the room out of office hours due to poor directions from entrance - then took a while to find the light switches! Toilet cistern was constantly being topped up, which made quite a noise and wasted water - notified the management, however, and they were glad to be told.
We booked an apartment for two nights. I didn't expect to have luxurious accommodation because if the price but I was hoping it would be at least tidy. I was disappointed. The floor was dirty, furniture and bath were dusty, and their were cobwebs hanging from the ceiling. It was so bad, it triggered the boys' allergic rhinitis.
The place is really comfortable, ideal for students. Is not far fron the center of Leuven and the train station.
