The accomodation was very poor 'insanitary & of substandard quality the food on offer was of very poor quality & there was no choice of meals no bar for alcohol or soft drinks/recreation. Flying insects invaded the sleeping accomodation resulting in all parties being coverered in bites

Lovely rural property. Those who have posted negative comments about this place need to get a grip It's not a hotel, it's a rural b&b and you therefore cannot expect hotel facilities. I found good basic accommodation that was clean and comfortable. I got exactly what I paid for. This is the only b&b I've stayed in where I've had an omlette cooked for me for breakfast. Yes there were mosquitoes but for goodness sake, close the window. I never got one bite. A bit hard to find. If you don't have a gps, don't take any notice of the Google instructions, you could be driving around Flanders for hours. Basically, this b&b is in the next village up from Dikkebusse, and it's the last street on the right through the village.

This b+b was perfect for my visit, location ideal, its rustic appeal another plus point. The owner/hostess was very happy to help and supplied a hearty breakfast each morning, many thanks to her. I would recommend this b+b, as in my case I cannot fault it. Maybe a slightly firmer bed and it would be 100%.

Excellent breakfasts. Excellent friendly service. Great location ie., not right in city where parking is impossible. Not a complaint but a suggestion - the wifi internet did not work in the room and only faintly elsewhere.

I was in the middle of nowhere, nice and quite. the horses woke us up but not a problem. breakfast was great! staff very friendly. Games room not brill, but we didn't necessary want to use it. It would have been nice to be shown around the farm, there was a bar/restaurant??, but didn't know if it was for guests or if it was open or what times it was open.

On arrival at the hotel we viewed are room and were told that there were 4 beds in it. As we had small children we asked if we could use 1 room. The lady at the time said that this was no problem and we would be charged 120 euros a night instead of 140. She asked us if we would like the same arrangement for our second stay on the 12th Aug we said yes. When we paid for the second night we were told we had to pay the amount of 140 euros because we changed it!! I think this was extremely bad as the first night at the hotel we were not advised of this and clearly told the cost would be 120 euros a night.

Location and quietness. Messy, uncomfortable, unhygienic, run-down, unwelcoming, no tea/coffee facilities, no courtesy toiletries, old, saggy mattress on bed, old food left in fridge, dog-mess collected and left in container in yard, no water glasses in room, gentlemen unable to stand up straight at lavatory (poor siting/design) - generally poor all around.

Very warm welcome Nice style of the rooms Good breakfast Nice location This is a dream place if you are looking for a "farm" vacation (but not mentioned in the webpage) The room was dusty and full of spider webs Dog's poo in the yard The pictures in the webpage seem to be old and give a much better view than the reality I am affraid that this kind of accommodation is too challinging to be managed by only one person?

Ideal if you like it quiet both inside and outside the hotel - we did! Diy feel to the place, but no problem as it kept the price down. Good breakfast, but limited choices. Pleasing mezzanine room. We loved our stay because the place was remote, clean, rustic, functional. Easy to control heating, comfortable beds. Very welcoming and helpful owner(s). Lovely open view from our room and from the grounds themselves. All the key things that are important to us were present, and that's why we can rate it highly. If you need buzz, plush furnishings, public transport, etc, then this is not the place for you! Just to stress again, this was a lovely place for us, and we would definately choose to stay here again. The cost/facilities ratio for this hotel is good, with breakfast included. Our likes greatly outweighed any dislikes, and the following points are listed just as areas for improvement/attention, rather than negative criticism: Washbasin (almost tiny) can be near impossible to use if you want to stoop to rinse your mouth, as you'll keep hitting your head on the mirror unit above. Shower temperature fixed (can be lukewarm), with annoying push button control. (Never encountered this in other hotels before). Inadequate lighting if you want to read in bed on the lower level. No tea making facilities. Small window makes room dark. The window should have been 2 - 3 times the size to make the most of the lovely view.

An ideal location to visit the Ypres Salient but car/cycle essential. Set in the middle of peaceful fields with a view of Ypres five miles away. The owner is friendly and attentive ensuring a hearty breakfast if wanted. The stables provide the equestrian side of the business. The rooms were adequate but the hand basin is very small. A peaceful and relaxing setting Hand basin a little too small but otherwise the shower.WC Were good.

The place was very nice. The cheapest place for 5 nights I could find in that area, clean and nice in the same time. The owner was also very nice person. The Internet was not working in my room. I finally find it working when I put my notebook on the window sill, but in the same time I couldn't sit, i.e. I could use it standing up only, because the window sill was at ~140cm high. If you consider this place be sure you can live without the Wi-Fi Internet access.

De Diligence is different, not exactly a hotel by definition but has more of the character of a countryside holiday hostel. The accommodation is 50 metres from the car park down a pebbled drive so not suitable for anyone unsteady on their feet or in a wheelchair. The accommodation building is a modernised farm building and the dining room is also incorporated within. The rooms are clean and the beds really comfortable. Linen was spotless. The central heating is fast and powerful. There is a small tv on a wall mount that gets bbc 1, and a real country wardrobe in which to hang your clothes. Breakfasts offer fruit juice and various breads with several cheeses and hams. Preserves and butter too. The owner will also cook you omelettes. There is plenty of outdoor seating with tables if you want to drink wine in the evening with a take-away pizza. All very pleasant and rustic. Rooms do not have bedside lamps and the main lighting is three spotlights on a rail, so its not possible to read sitting up in bed. The bathroom is narrow and the sink is a half size model. The shower is very powerful and pressure button operated, the temperature is fixed. There are no tea and coffee facilities in the rooms but you can raid the dining room instead where a kettle is available. Its further from Ypres than some b&b, but close to Kemmel and Poperinge. The car park is rather dusty as it is not pebbled or paved. The entire area is a cyclists paradise and the countryside really quite beautiful. I would certainly stop there again. Good value for money.
