We were kindly welcome even if a bit in advance. Rooms are clean and its super valid if you want to make a trip over west flanders. 5 min drive from Ypres

Breakfast: good choice and quality. Free local street parking. Good location for visiting Flanders Museum.
Stretch terry hard sheets, slept on top of quilt so uncomfortable. Hard towels. Shower & toilet behind 3/4 partition Noisy location, lorries thundering by.

Lovely bathroom clean as a pin,lovely terrace, but didn t have time to use it (pity),Food was excellent very helpful to my Niece about her special diet. The kindness and friendliness, from Rita and Alain was wonderful, also, nothing was too much trouble for them.a very nice couple and will tell any of my friends to go there.
This was a friendly & helpful couple, just a 2 mile cycle from Ypres made it a great location. It was great value for money & we will be staying again.

Allan, the owner, was a gracious and delightful host. The breakfast time with him was a feast and very entertaining and friendly. The room was very nice, the balcony overlooking a garden. We watched the sun set the first night. Allan will be a pleasant memory from our trip. Excellent access to the center of the town. Watched Belgium win a World Cup game in the town square. Such fun!
When you returned late at night, it was very dark and some kind of a light sensor would be a good idea. Having to come between 6-8 pm was a little inconvenient.
Friendliness of the owners couldn't have been more helpful especially when giving us secure parking for 2 Harley Davidson Motorbikes. Although there is no TV and Wi-Fi it made a real change and was no trouble at all.
It was within cycling distance of Ypres which is what we wanted and minutes by car. It was very quiet which is always a bonus for us. We were the latest ones in and you would hardly know there was anyone else there. Owners were lovely and did everything they could to help plus they spoke English which was very helpful. Breakfast was continental with adequate choice but don't expect a full English spread. Bed was very comfortable and rooms seem to be newly updated.
No coffee and tea facilities in the room which was difficult because you couldn't get them downstairs either. No tv though that was not a problem since we were out all day. Although we had a patio, you accessed it through the bathroom and there was no window in the bedroom. Not too much of a problem I suppose, just did not expect the quirky layout of the rooms.
The location was excellent if you are touring the Great War sites. Very convenient for Ypres in particular. The manager was very obliging and the room and facilities were very clean. Convenient off road parking facilities closeby.
Nowhere, of any note, to sit down and relax. The facilities were very functional but lacked an inviting atmosphere.
The owners were lovely and very helpful with their recommendations of thing to see in Ypres. The breakfast was varied and filling (I love the bread in Belgium) and they even made us perfect soft boiled eggs to order. The accommodations are clean, up to date, and you can tell the owners take great pride. Highest recommendation.

All double beds,difficult for an all male party Up lighters in mezzanine bedroom are dangerous and very hot,one of the boys put his case on it and it set on fire. Fortunately it was spotted and put out with only damage to the case and a couple of items of clothing.
Rita and Alain are excellent hosts. If you intend to attend the "Last Post" Ceremony of remembrance at the Menin Gate be sure to get there early to secure a favourable view.
The steps down to the bedroom were a little steep for someone unsteady on their feet.

I loved the couple that ran the B&B. They were super friendly and would help you with anything that you asked. The rooms were incredibly clean. The decor was modern and quirky. I would definitely recommend this place though - we loved it!
The location was a bit far out than I expected. We took taxis to and from either the Ypres station or Menin gate (cost €10) The bathroom in our room was just behind a wall (no door!)

We chose a triple and we were given two communicating rooms with a bathroom. The single didn't have any windows and from there you went to the bathroom which did not have a door, just a transparent, thin curtain to separate it from the bedroom. The bed of the single had a bed bases consisting of an iron net whose meshes were so loose that my son had to put the mattress on the floor and had to sleep there for five nights, however the owners didn't ask us anything about it. Both rooms lacked wardrobes or chests of drawers and the bathroom didn't have any towel-racks or hooks to hang up towels. A hairdryer was not provided. The small terrace outside the bathroom lacked a railing to prevent people to fall downstairs accidentally. A steep, wooden ladder consisting of four steps led to the double, partly under the roof, whose floor made up of uneven boards covered with a carpet had a mouldly smell. At breakfast there were no forks.
