- the smelly hallways and rooms. When we arrived in the hallway where the rooms were located we immediately noticed that the hotel was very humid. There were carpets on the floor that made the hallway smell weird. The curtains and the chair in the room had oilbased stains. They also smelled. Nevertheless, the sheets and pillows were clean. The walls of the rooms were very thin. When someone next door flushed the toilet you can hear it very clearly. Also the hotel was filled with tourists that made a lot of noise during the night. We didn't get much sleep. If you want a hotel for a one night stay in Ostend, you can manage to sleep here. But I wouldn't advise to stay longer than one night.
Clean and quiet. Breakfast room big and clean. Breakfast less varied in the other places, but still ok. Good location, central and near the beach, harbour and waterfront.
In the double room the toilet and bathroom facilities were separated from the sleeping area only by two western saloon-like short doors ! A little unpleasant for the other person while one is using the wc !

The room (404) was clean & spacious with a balconny.

Mum is disabled and they did their very best to assist her in every way. Ramp for lift and corridors nice and wide. They also have their own wheel chairs to use outside should you wish to borrow.
If you were on a lower level floor. The rooms could get very hot as the security windows did not open very wide.
The location, price and the breakfast
When we arrived and asked for the location of the parking space (mentioned on the web page of the hotelbut non existent) to the young lady at the reception desk, the first thing she said was that there was not check in before 03.00 p.m. It was ten to 03.00 p.m. Procedure is procedure, isn't it? So, we had to leave the luggage in the hall, go for a walk during 10 minutes and come back to register. The young lady was not really nice, we did not feel welcome at all. I think that she should do a job where no communication skill is required.
Comfortable bed, nice flat-screen TV, clean room, good location - the sea is really very close!
The worst thing is that wifi is working only in the lobby. Also late check-in - we arrived at 12 but got our keys only at 3PM, as the rooms were still being cleaned.

Helpful staff - I burned my arm on the hotel toaster. Staff helped with cream and a dressing to cover it. Hotel is about 2-3 min walk from the promenade. Many shops are about 2 minutes away, around the corner.
Parking was expensive in secure carpark about 3 min walk away from hotel - about 22 euros a day! No available on-street parking outside hotel (which may have been cheaper)

Scary lifts, not used to seeing the walls go by as you go up and down. No parking on site, parking off site requires 24 hr. payment.
No bathroom light or proper door.
Ensuite had 1/2 height swing doors so using toilet was not very private. Room 313. This would stop me staying at this hotel again. Otherwise everything else about the hotel was very good.
Close to the sea and the city center.
Shabby, shabby, shabby.... and stale. Wifi did not work during our stay. I will not recommend this hotel.

Be careful! Rooms at the back of the hotel have NO daylight at all. Window looks out to stairway and wall. We had to pay before seeing the room.

Breakfast was cramped had to share tables with others. Shower basin was quite high up (not recommended for elderly or disabled). No tea / coffee facilities in the room - but was included with breakfast room rate.
