Can be noisy in evenings as some rooms adjoin hotel restaurant garden. Bit tatty/messy. E.g. Uninstalled radiator lying in hall way, old shopping trolley parked on garden path. Rooms lot smaller than expected, for the price.

No wireless even though it was promised! Having to haul luggage up two flights of stairs ! This hotel is not geared to "older" or handicapped people.

Near city centre
The location is very good; close to the city centre. A nice garden and friendly staff. The room was clean. The breakfast, although not included in price, had a reasonable variety to choose from.
The reception is closed at night. It was cold in the room and there were no extra blankets, the heating was off, no aircon. No "extras" in the bathroom.
loved the idea of a secret hideaway - the entrance via the garden is behind a set of heavy doors. Very quiet yet not far from the town centre. Too cold to have breakfast outside but had 2 different rooms to eat breakfast in. Beautiful atmosphere and didn't mind the walk to get up to the first floor - the view was worth it.
The entrance to the hotel was not clearly signposted - a note in the blurb to say that the entrance was via the restaurant would have been enough. Don't leave the windows open if you are bothered by mozzies.

This place is very hard to find - it needs a proper large sign out the front. Breakfast was too expensive (so we went to a nearby patisserie).

it was quiet, modern and clean and easy to get to the centre - although we did have problems from the train station going by the receptions directions - it took long than needed.
having to climb up 2 big flights of stairs to get to our room. we are over 60 and it was a bit strenuous - should have been told at time of booking that the room wasnt really suited to elderly or infirm. also there were a few hazardous things that need addressing - an accident waiting to happen in places.
Eventhough we were a budget room, a kettle with coffee sachets would have been good but not crucial.
It was clean and the breakfast was ok, the heating was on.

The hotel is in a good location, 10 minutes from the city center and our room was warm, clean, spacious and nicely decorated.
1. I find it ridiculous that nowadays there are still hotels that charge for wi-fi! As a tourist it is very useful to have wi-fi access, but having to pay 10 euros per day or 2 euros per hour is a joke! 2. The entrance to the hotel was neglected to say the least and seeing that made us worry about what state our rooms would be in. 3. The route through the hotel to our room was a little like a maze. 4. To check out we had to find the owner in the restaurant and hand over the keys to her. She didn't have a receipt for our stay ready and I had to ask her to give us one. 5. As soon as we arrived at our room we realized that there were not enough towels for us (just two per person- none for hair, feet etc). We went to the reception desk to ask for more towels but the owner had already left! She didn't even wait 10 minutes after she handed us the keys to our room, even though there was more than 1,5 hours until the reception desk closed (according to the info that was e-mailed to us upon our booking).

The mattress of the bed needs to be renewed. Shower floor was not very clean when we arrived.
The location is surrounded by some excellent late night bars, great for chilling out

The staff is great, the room is comfortable, clean and cosy. The hotel is right aside the main attractions like churchs (with a 7min walk you can reach the 1st church), towers, St. Pieter bridge, castels and it's just 2 blocks away from a bus station that you can go anywhere in the city (including Sint-Pieterstation). It's also quite near the Dampoort station, just 3min in bus or 10min walking!
Keep your eyes open cause the hotel frontsign by the door is kindly small and may be not visible depending from where you aproach.
