The apparent owner isn't always well organized. My reservation for a single king-sized bed got changed after somewhat late arrival (c. 9:45 PM) into a room with two queen beds. Because of this, the apparent owner or manager kindly offered to cancel my reservation without penalty. But I was offered the opportunity to choose between two rooms, which apparently were the worst ones left, instead of canceling out. One of them smelled some (to my wife's sensitive nose), and had a somewhat dirty carpet, so we choose instead the room that had no smell, a mini fridge, and a carpet with no easily noticed stains. However, an assistant to the manager had to work hard to fix the lock to this room, which was initially disconcerting. We didn't get maid service during the two nights we were there, but that wasn't much of a problem. (Well, that saved me a $2 tip). I had managed to get 5 towels, two free ice teas (from the obliging owner), a few bottles of water, and some plastic cups while running between the two rooms and the manager's office. The unit I stayed in did need some two light bulbs to be installed and to have the knobs on the operational A/C fixed. One had to pull the plug on it to turn it off or to use a Leatherman with a needle nose pliers to try to turn the controls. Some of the guests were noisy late at night (around 11 PM or 12 midnight), but that didn't disturb us much even though we had a one-year-old baby with us. No wash cloths were provided. It would be good if the owner painted the second floor's concrete to match the first floor's brown. There also was an interior staircase with a strange covering of padded material on the staircase, which was completely unexpected in the dark. However, these problems were endurable for the price and location that we got.
The owner/manager is friendly and tried to be helpful. This property is in a good location, since guests can walk fairly easily to view the falls without having to drive their cars and pay high parking fees. This property didn't charge for parking itself as well, which is common in Niagara falls. There was plenty of hot water and the A/C worked, which mattered. The beds were made up and were clean. I have traveled in my wife's native country of Peru, and have stayed in some rather bad motels (which purportedly and barely had some miserable hot water), and this place was much better than those. So then, for getting in close enough to the falls to walk to the main park, this hotel is a good value for the money, but be sure to lower your expectations some in advance.
