Have read bad reviews about this location and absolutely cannot confirm. My stay was excellent and at an awesome rate: $56 for the night. Clean, granite bathroom, huge backyard!
Walls are thin, but I didnt hear my neighbors.
Very close to Metropolis shopping mall and sky train. Staff was very helpful. They provided me a heater when I was cold and hair dryer. Breakfast was good. I spent one week there. There is a very nice garden and a patio.
You can hear noise from others rooms. I couldn't sleep when my neighbours were talking.

Convenient to transit Quiet street
Hosts do little to explain the kitchen rules or show you around. Shared bathroom was not expected, make sure you bring your own shampoo, etc.
The neighbourhood, very quiet and clean. We felt very safe even coming home at midnight
Kids were jumping about not on just one occasion but almost every time were there. The landlady was very loud and can hear her in the room. She has no sense of one's presence. The only thing they tell you if you require anything was ''oh I don't understand''
Totally turned off when we arrived starting with no top bed sheet on bed. Didnt want to sleep with someone elses dirt on top of us. Who knows when the comforter had been cleaned last. No towels in room at 7:30 PM check-in. Had to ask for them and apparently they were being laundered. On further inspection the tub had not been cleaned in awhile with mold in the shower track and built up soap that you could scrape off with your finger nail. Baseboards in the bathroom were really dirty! Eventually we had 2 thin towels delivered. On arrival the host insisted on taking a picture of my drivers license? ????? The thing that topped this off was finding an old pair of nylons in the closet! Does the health department or BB bureau not check into these places. Huge disappointment:( Cliff
Proximity to Metrotown station and mall. Train had 5 hours delay, host let me in. Was in a quiet street.
Everything else. Especially the bathroom (shared) was disgusting. Old grime in bath no cleaning utensils. Had to ask lady of the house to come and clean. Even afterwards it was not, with long hair on the floor (mine is short). Seem to be interested in getting money but give no service. Lady of the house blamed occupants of other room for lack of cleanliness. But even after she 'cleaned' the old grime in the bath was still there. I used my own fungicide before I used the shower.
The location was close to where I needed to be.

Good location near Metrotown and ground level for easy access from vehicle. Bed was reasonably comfortable. Fairly quiet except for kids running upstairs at midnight our first night there.
Poor lighting in room and no bedside lamp, no remote for tv and owner didn't seem to care when reported to him. Fridge needed cleaning inside and out, very dusty on top of microwave as well. Bathroom sink, toilet and tub clean inside but floor and floorboards need cleaning. Toilet seat very loose. Bedroom floor and floorboards unclean. Hard to find after dark as street numbers not lit up. Didn't receive the room with a garden view as our reservation had stated.

Lack of contact with staff; communications strained with language. Money issue became a major headache but resolved eventually. Watch your credit for extra charges, and details on your invoice.

As this is just someone renting out rooms in their own home, it was confusing figuring out where to go and we didn't know this, so accidentally walked straight into their home! (no obvious signs).
price and location, provided kitchen facilities, house was attractive with well kept yard.
parking issues, room was not very clean particularly the bathroom, tub and floor were dirty. washing machine was right next to the room, loud at night.

No flat sheet, only fitted sheets on bed and comforter,, no offered towels,, really mainly as a bed to lay your head down,, but the house is nice
- It's less than 10 min walk to skytrain station Metrotown and about 12 min walk to skytrain station Royal Oak. From either station it takes about 20 minutes to the downtown skytrain station Waterfront. - Quiet neighbourhood. A number of restaurants nearby though. There's also a big shopping mall (including a movie theatre) adjacent to the Metrotown station. - Very good value for the price.
- Breakfast is not included. But there's full kitchenware and even cooking venigar and spicies. Pity we didn't have time to make use of them.
The bed was very comfortable and the home is a 5 minute walk to Metrotown Mall. The back yard was lovely.
Convenient to transit and shopping mall
No air conditioning, had to leave the window open and listen to the sqeaky gate and transit train all night. Room was very basic and could use a bit more cleaning.

There was no breakfast. Not sure if it was suppose to be included, but thought it was a B and B?? There was some fruit and packages of oatmeal in a basket, so guess that was the breakfast. There was a microwave and hotplate.

I liked the location - on a quiet street but close to transportation and MetroTown (a very good mall).
I was shown my room by a lady with limited English skills who seemed almost afraid to deal with me - that was my only contact with staff. The bed was comfortable, but the room was sparsely furnished and badly in need of maintenance - an example was the very loose toilet seat. The bathroom showed signs of not having been recently cleaned.
It was a great price, convenient location, comfortable beds. We had two rooms for our family, with a small kitchen and a bath, we could use the huge back yard. It was really comfortable. I could recommend this place if you want to save on hotels. We'll be back if we visit BC again.
There were some dust on the furniture but nothing major issue, with the cleanness.
