Location, Cost. Comfort.
Horrible smell of dead tabacco in the room. The room can't have been renovated since the 60's! This place is basically a youth hostel NOT a hotel! Terrible breakfast.

Difficulty parking, badly in need of renovation ( wallpaper pulling away from the wall, tub stained, metal bed frame sticking out enough on sides to hurt when walking by), impossible to sleep on a weekend night if room is on the street (fire station around the corner, people screamingand swearing in the street, cars racing).......

The facilities no explanation about the taxi fare to the airport. I believe i was overcharged, 55 dollars from the hotel to the airport. The taxi was reserved by the hotel reception.

Parking was a nightmare. Got a parking ticket (even with out of province plates) & there were 3 different instructions about when you could/ could not park. The facility was generally "tired" but ok for a night.

The neighbourhood is a little sketchy, but nothing serious happened. People were peaceful and kind.

The car parking was 2 1/2 blocks away and cost extra.
It was walking distance to many areas such as Chinatown and Old Montreal if you don't mind walking.The price was reasonable, the front desk staff were friendly, the beds were pretty comfortable, the maid refreshed the toiletries and the rooms and lobby were kept clean. There was free breakfast with toast, cereal, fruits, tea and coffee available but we had breakfast off-site. We did not experience any major problems like some of the negative reviews posted. For the price, we feel it met all our needs and we would stay here again.
Wi-fi did not work! At all! The only major downfall was there was no parking on-site. The lot was only a short walk away, but not a lot of spots were available. Due to road construction it took us a few tries to drive our car in to the right lot. As it is part of an apartment building parking, make sure you park in the middle zone or you run the risk of your car being towed. We lucked out and managed to get a spot for two nights and paid $10 (the max) for each 24hr period.
Accessibility at the Hotel des Arts is very good. The front entrance in on a street with a fairly steep grade but the entrance itself is well ramped. There was one room I stayed in where the bathroom door would have made it difficult to get in with a wheelchair.
Front entrance has not automatic door openers. Some cheese would be nice at breakfast.
The hotel rate was excellent, the best around the area, with FREE breakfast, FREE WIFI. The staff were helpful and friendly. I would stay at this hotel again.
Natural Air fresher be used in the washroom would be great. This will make the stay a lot more comfortable.
Despite being incredibly nervous after reading the overwhelmingly negative reviews, we were really impressed with the service, location and cleanliness of this hotel. Our room was spotless, and despite the surrounding noise (to be expected from a downtown hotel during the weekend), we all slept very well. The icing on the cake was securing one of the highly coveted free parking spots in front of the hotel, where we parked for FREE over our three night stay.
The breakfast was pretty basic, but satisfying. Bring ear-plugs if you're sensitive to noise.

Bathroom: SUPER cheerful and bright. Value & location: Perfect for our stay and our tight budget as a young couple Staff friendly. Very comfortable. Huge bed & nice sheets, uncomfortable scratchy blankets though.
Wi-fi: good when it worked but frequently dropped. Cleanliness: bags of trash left in hallways overnight. Disturbance: fire alarm pulled at 4 a.m.
