The guest house provided a comfortable home-like feeling rather than a hotel. I loved how quiet it is and it is perfect if you are just looking for a roof on your head while spending the majority of your time outdoors. Located literally next to spadina station! I could get anywhere within minutes. Loved everything.
Location and price are the strong points of this place. I was in one of the attic rooms. It is bigger than it looks like in the photo.
It was probably a mistake of the hose-person, but the bed linen was not clean. Other point to take into account is that the insulation of the room was not enough to block the noise coming from the street and the pub nearby.
Room was bright and big, with good airconditioning and wi-fi. It even had a mini fridge and a microwave! Definitely accessible since it's directly on Spadina Ave. which leaves a lot of room for different activities in the city.
Room curtains were very hard to get down, and the window was open to the street. Bit awkward to spend 5 minutes trying to get it all the way down. Bathtub is slippery as all hell so be prepared!
The location is great. It is clean with bran new bathroom facilities. Aside from just being beside the subway, there is a lots of restaurants around. Being vegetarian, i loved that the restaurant Fresh was just a few feet away.
The Asian lady who greater me was not very warm, actually she was even a little rude, and hardly spoke english. The noise from the buses connecting to the Spadina subway.... early morning, late night.....
No atmosphere. Could have done with TV in dining area to bring guests together. No host around for most of the time so house felt empty. Could have done with electric kettles in rooms.
Clean property. Basic but well presented, bright and comfortable accommodation. Really handy having our own fridge/ microwave/ kettle in the room etc and found a fan was more than enough to keep us cool in the warm summer evenings/ nights. Whats more it is right next to Spadina Tube Station, opposite Madison Avenue Pub, and next to plenty of restaurants/ stores on Bloor Street so good for a relaxed night out and really easy access to the rest of the city. Clean pleasant kitchen and use of utility (washing/ drying machine) as well. Bike Share station just round the corner which we used to cycle down to/ from the ferry for the islands and various other places. No front desk but management were available through an internal phone line which you could also use for free local calls.
Nothing worth noting, suited our purposes. You would maybe want a bit more luxury if travelling as a couple such as having a private en-suite.
It's a very cozy, well located, comfortable and clean place! Rooms are very clean, beds and pillows are also very clean and comfortable. Rooms are equipped with a little fridge, a microwave and a coffee machine! They also provided coffee and some tea! Even though I was sharing the bathroom, it was absolutely clean and well equipped with toilet paper (lots of them), shower gel and shampoo! Staff was very friendly and helpful! Kitchen was well equipped and free to use. Spadina stationis a very nice subway station cause you can take yellow line (north and southbound and also east and westbound) so you don't need to change platforms all the time. It's also close to ROM museum ( you can go on foot - around 15 min walking). There're also many restaurants close to Spadina 11 such as Tim Hortons, Second Cup (where you can also use wi-fi and observe the streets), Pizza Pizza, some vegan grocery shops and some other nice places to eat. There's always people walking on the street, so it's ok to walk, even alone, late night. Wi-fi is awesome, too!

Great location, directly downtown. Really short walking distance to 24h Metro and 7eleven supermarket and many eating spots and restaurants. Popular pub/club also reachable in less than 5 minutes but never any noise annoyances from that. Important subway station besides the house. Rooms have a personal coffee brewer and microwave. Discount on long term rentals. Really friendly and helpful staff!
Rooms in the top floor were always hot/tropical in summer days. The Guesthouse has a ventilator in the rooms and floors, but they are just partially helpful to avoid the heat. Electric cable in the room should be changed due loose connection. WiFi connection in the patio would be an improvement too.
ENG: The owner is a great persone who likes to see his customers fully satisfied. The guesthouse is next to the subway station (30 seconds) and it's very clean. I stayed in the room with private bathroom, with hindsight it was a great choice.

Clerk lady Asami was really nice and helpful. Internet service..wifi.. was very fast and good. The location was also great and very convenient. I really recommend this place.
Great location, safe neighborhood, nice staff. Everything was very clean. I stayed in a double room. There was a mini fridge, microwave and a fan. It's a great place if you want to explore Toronto without spending too much money. Very convenient that the subway is next door and you can take both lines from there. When it's nice weather and you're up for a walk, go and walk to downtown (30-45min).

Being right next to the subway and right on the bus route made it vary easy for me to get around to see all most everything I wanted too the only reason I didn't see everything I wanted to was because my holiday was not long enough. Every though the subway was right next door I never had any problems with it at all as well being so close it made really easy to get to and from the airport. Yes the next time I am going to be in Toronto this is the place I will be staying at with out question as I said I couldn't have asked for a better place in my books
There is not one thing I didn't like about the place
Great location near the station and easy walk into the city shopping and points of interest. Had access to a kitchen and coffee making and fridge in room
only one bathroom, caused a bit of a queue in the mornings.
It was close to the subway at Spadina. That's about it.
Check-in staff spoke little or no English, the place is festooned with signs telling you what to do/ not to do, my bed broke, and the room was boiling hot.
Location to subway
Didn't realize single rooms were on the third floor, no elevator, I have difficulty with stairs. It was really hot when I was there. Paid extra for a Queen room on fist floor. Very basic rooms, no T.V. or lounge as I have found in other guesthouses.
Fantastic location, within walking distance to Chinatown, Kensington Market, Royal Ontario Museum, the University campus, the Ontario Parliament, and right next to the Spadina subway station. Fast, very reliable internet (watched a Netflix movie!). We had an extremely clean, good sized room. The bathroom is shared but that's not an issue; and it too is extremely clean and well-stocked (even a hair dryer and shampoo). Great deal for a prime location, with paid parking next door.
The third floor room got really hot, and though we left the window open, ran the fan non-stop and moved the bed to under the fan, it was still hard to sleep. Every night it cooled down plenty outside (it was June) but the room was sticky and uncomfortable, making it hard to sleep. I wouldn't recommend the third floor rooms during the summer months. There is a bar next door so on a Friday night it can get loud for a bit.
