Spider webs all over ceilling, doors and balcony. Dirty washroom and sink. Dirty carpets in hallways and our room. Despite the fact we asked for a quiet room on Booking.com and upon arrival it was requested again; they placed us on fifth floor under a banquette/conference room and we woke up the next morning at 6 am with sounds of voices and high heel shoes from the ceiling. They didn't ever care to read instructions by Booking.com. I took pictures of spider webs in our room and I wish we had the option of adding photos's here .
Great location downtown, easy access to the waterfront, shops and restaurants and RMC. Friendly staff and good facilities.
Room location on at the north side of the building wasn't ideal because the noise from the bar next door was disturbing on Friday and Saturday night. The room was fine, but bathroom facilities a bit tired. $16 per day for parking was expensive, especially given the base price for the room.
Fab views from balcony of marina. Very quiet location but central and so easy to find. Excellent breakfast.
Couldn't find the changing rooms for the pool.
Room definitely in need of up dating. Poorest room I have stayed in at a Holiday Inn. Charging a high price just for location. plus $16 per day for parking.

room was not clean, hand marks on the mirror , spider webs on the ceiling , carpet dirty in the room as well as the hall way.
The hotel is in a prime location so everything is close. I was staying in the hotel as I was dropping my kid to university, and it was close by.
The cleanliness part. Could not use the balcony as there were spiderwebs everywhere. The washrooms were not cleaned during the second day and the bed linen did not smell fresh.
The room was clean and big enough for 3 people, Location very convenient. The outdoor swimming pool was nice.
We were on the side of the hotel overlooking a big parking. Air conditioning very noisy. Bathroom was small and the shampoo and shower soap were definitely not enough for a family of 3 just one mini bottle. What we did not like was the breakfast. The dishes and cutlery were very dirty. I had to take the cereal bowl to put my food because the regular dishes were all dirty and oily. The buffet was small and the quality of the food very poor. One of the danish I gave to my son was all moldy on the top. Luckily I notice in time. I shown it to the waitress, than after few minutes I saw somebody from the kitchen that was checking the danish and muffin, but nobody never came to apologizes to us for the inconvenience. This is not good for a four star hotel.
They were able to switch my room to accommodate my early check in. I was upgraded to a two bed room for no extra charge which worked out for the better. The staff was friendly.
I called a month before my booking day to ask for early check in, so they said they would note it in my file. I also called an hour before arrival to confirm and they said they would put it on house keepings list. When I arrived they said the couple before me asked for late check out... they would have saw that when I called prior to... the switching of rooms took an extra 45 minutes to accommodate my request (which in my opinion could have been started on when I called an hour ahead)

Too expensive for what they offer,bed was lumpy, carpet old and looked dirty,balcony was filty, floor was very noisy....the rooms need to be refresh...
The most important thing for me when staying in a hotel: is the walking distance to everything and I mean everything Restaurants, pubs, parks, seawall walks, ferries, shops, and the list goes on and on...overall an excellent clean hotel with an excellent location, and all for a good price. One of my fav. Hotels in Kingston by far...thumbs up.
Balcony needed some renovations, paint chipping off and carpet a mess
Location was perfect. Within walking distance of shops, market, and great restaurants. A short drive to Fort Henry.
We were promised a waterfront room but we got a 3rd floor room overlooking the parking lot and swimming pool
Overall, bedroom in good condition. Location still overcomes any negatives.
Bathroom could be updated. Sink in bad condition. Shower difficult to use and maintain warm water.

1. the demagnetised door keys and having to get them fixed twice at the front desk, 2 The closed captions key on the TV remote did not work easily ,the staff member could not get it to work but I did after pressing it about 150 times it suddenly came on . My neighbour had the same problem and it eventually worked . This needs seeing too option provided should work not frustrate the user.
the customer service at front desk was very good - staff was friendly, informative and helpful giving recommendations and directions around Kingston. The live band on the patio was highly entertaining on Sat pm The beds were very comfortable to sleep in.
our room wasn't cleaned once we removed the do not disturb sign. We couldn't hear ourselves speaking with the noise of the air conditioner on the balcony and the sound from the park was so loud at 7am on sunday morning that the closed windows didn't even sound guard any of it therefore lack of sleep.
Comfortable room had a balcony overlooking the river. Hotel within walking distance of restaurants and cafes. Swimming pools and hot tub facilities excellent.
Car parking charges were steep. Breakfast was an expensive option.
On a positive side the staff are very pleasant.
Booked here for a 3-night family holiday, very disappointed on first impressions. It seems like it's not been updated since the 80's. We had 2 queen beds- very comfy. But the room was musty, aircon archaic just like the pokey bathroom. Coffee from the in room machine tasted disgusting. The balcony was absolutely filthy; looks like it's not been cleaned for years. The balcony door security was down to a drop pin as the locking mechanism was broken. Indoor pool had a scum mark all around the perimeter, the outdoor pool was cleaner! To cap matters off, on our last day we had mouldy bread. Best advice, if you like comfortable rooms, book somewhere else. This is my first post, I regularly travel with work and don't make posts but we we've very disappointed and hope Holiday Inn take the opportunity to undertake a major overhaul of this hotel, it lets their brand down. 4/10 must try much harder!
Mediocre accomodations for a luxury price. Should have had a free continental breakfast, a phone book, a microwave oven, clean balcony and balcony furniture. There should have been a sitting area with couch and coffee table. This is a pet friendly facility that gouges the customer $35 per night for their dog! This is more than you would pay to board your dog. For the price we paid parking should have been included. Instead we paid $16 per day for the privilege. Although we enjoyed the location and the friendly staff, we will not be returning.

Liked everything. Can tell that the hotel is older. There was a patch on our ceiling that had paint that was peeling but didn't affect our time there.
