Location perfect. Bed comfortable. Staff (except for the owner) helpful.
The reservation said "Breakfast is included in the room rate", but in reality you get 8$ coupons valid for three nearby restaurants. One should be told at the time of the reservation that breakfast is not served on the premises. Fridge in the room very noisy.

-no elevator--and no rooms on ground floor--at least 2 flights of stairs to the rooms -room hot even though air conditioning on--no individual control of A/C -TV didn't work correctly
The rooms are huge, and very inviting. A sitting area with 2 comfy chairs in each room, filled with lovely antique furniture and fireplaces. The staff were very nice, and helpful. They carried our luggage up the stairs. Lots of nice restaurants within walking distance and a five minute drive to the St Jacobs shopping area. We received a voucher for breakfast from the hotel valid at several different cafes within walking distance.
There is no elevator, and no first floor rooms. There is no place in the hotel itself to eat.
Comfortable and well-located to interesting places on King Street
I know it's likely the going rate but $180/night was out of my usual price range (there were no rooms available at the Bed and Breakfast where I usually stay though). I booked the Deluxe Queen room (same as the non-deluxe price) because it came with a fridge, coffee maker and I thought it had advertised a microwave, which sadly it did not have. I was still able to save some money by using the fridge and coffee maker. However. There are a lot of really good places nearby to get coffee so I likely could have saved more money if I didn't visit dvlb, Honey Bake Shop and The Princess Theatre Cafe.

The staff was wonderfully accommodating. I arrived very early and the staff went out of their way to get my room ready quickly. Then there had been some confusion about the booking (not the hotel's fault), which the staff quickly and effectively dealt with.
Bathroom in "the Golf Room" is awfully dark!
