Location, owner, hospitality.
Just few things: The retaurant is closed Mo-Tue; Lack of electric light in room. There is lamp and even table lamp, but bulbs looks too weak and room is covered in dark in the evening. No table in room.
Definitely recommended! The staff was very welcoming and friendly. Even though we didn't reserve in advance, they managed to give us exquisite dinner of the quality we didn't expect. The location is easy to find if you go along the automobile road, even at night :) The town is very nice and worth seeing. But be careful for buses - they do not go late - we had to come from Lugano on foot, about 3km from the bus stop of bus 2. The room had a wonderful view on the lake. There was a shared kitchen with basic facilities - tea, coffee, some breakfast snacks. Grazie mille per tutto! È state un piacere.
Fantastic view! Very clean and quiet.
It is all very basic the only thing that makes it worth the money is the view. The breakfast consists of coffee and small cake and pies wrapped in plastic so that too is very basic.

The vieuw from the room was incredible. The staff were very helpful and friendly. Not really a place to stay with young kids since the rooms were quite small, but our kid enjoyed it anyway :)
The view from the balcony was outrageously beautiful. The room was clean and had convenient outlets.
Linens were low quality for the price. This is a very minimal room, but serviceable. Shower and sink in room, but toilet shared with whole hallway.

Rooms are comfortable, but basic - this is a restaurant with 4 rooms. Ideal for a one-night stop and meal, not an extended stay.
If you're traveling the region and need a one night accommodation this is ok.
Not for longer stay, because of the small rooms and poor sound dampening (thin walls).
Fantastic view on the lake; Sympathic personnel, kept the (good) kitchen open for us in spite of our late arrival (2200hr). I guess any place with a bed would have been ok after a 1500km straight drive, but people were nice..

The location beside Lake Lugano with a balcony facing the waterside. Beautiful! Free parking in front of the house. Nice restaurant along with the hotel, but reservation is required.
Rooms are very simple, yet clean. Mattress wasn't too comfortable: worn and too soft in the middle.
The view was incredible. The staff was great and helped us find transportation to the location before we even got there (email them ahead of time to ask for the bus schedule for gandria) it was amazing.

The location of the hotel is a bit poor because the place can only be reached by bus 490 and cannot come back late. The hotel is next to the main road plus the wall is thin, so it is a bit noisy during the night.

I loved being in Gandria which is a magical place! So old and lovely! Directly across from the hotel/restaurant is the bus stop so there was absolutely no walking. By the bus stop is where the trail (stairs) starts for hiking Mt. Bre which was the other reason this was the perfect place for us. As we checked in to the hotel in the restaurant the smells from the kitchen had me asking for dinner reservations but unfortunately the restaurant had been booked by a group. The owner recommended another quaint restaurant (just down and around some winding walkways) that made for a wonderful end to our adventurous day.
Noise carried quite easily but that is part of the unique charm. If you bus to Gandria check the schedules because there are not a lot of buses each day. The outer door was locked at night and it took some doing to get it unlocked in the morning. We hadn't left a lot of time to catch the bus and we barely got out in time. Since all worked out, this added to the charm.
