expensive noise from the trams late night / early morning
1.The location is good : Karlplatz, Marienplatz, train station, cafe,shops, and many restaurants in walking distance 2.Rooms are clean and nicely prepared for us. The simple interior design make us feel cozy.
Breakfast is not provided in the hotel, which is not mentioned at Booking.com websites, and I thinck that it's better to be mentioned when we make reservation. Besides, get the address of parking place in advance if u plan to drive there because u cannot park the car to unload luggages in the front of the hotel(mild inconvenience when we arrived there but the lady of the front desk help us nicely).

Right near the train tracks so it was very noisy, even with the windows closed. It takes 45 minutes for the heat to come on. We were there for Oktoberfest so it was rather expensive for the accommodations, but I believe every hotel increased their rates for the festival.
Location is just perfect! Just 5 mins walk from train station and easy to find. Can reach either Main train station (Hbf) or klarplatz easily if need to travel by U-Bahn or S-Bahn. All staffs are superb helpful and friendly. They are very patient and willing to provide very detailed information for travellers. Hotel room is very clean with simple but modern design. Facilities are simple but already enough for a few stay, more than expected. WiFi is free and fast. I must stay in Hotel Bayer's if come to Munich again.
Better ask for higher floor and don't facing Main Street as it will be quite loud at night as there is a bar, casino and some kebab shops nearby. It's okay if close the windows and you are not very sensitive with noise.
Location is great, 5 mins walk from main station, 5 mins walk to the marina platz. Restaurants and cafes are available. Rooms are very clean. Staff very friendly and nice. We had the suit and it was very big and amazing.
Front desk staff always helpful 24 Hours a day! Thanks especially to Sabrina, who took the time to give me excellent directions. Room was large with nice furnishings compared to other hotels. Many places to eat on Marionplatz nearby.

Great location - short walk to HB, 10-15 min walk from main sights, 15 min walk to Oktoberfest. Cool details, eg reflective glass that keeps the TV out of view when off. The daytime receptionist (not sure of her name) was extremely helpful. I would definitely recommend this hotel to others.
Only 1 English TV channel. Area within a few blocks of the hotel are a bit seedy. There is a disconnect with cleaning crew (saying rooms are ready that are not). This happened to me and 2 other guests, but at hours before check-in time, so the fact that an attempt was made to check us in at all was nice.

Hotel is well designed, clean and comfortable. Excellent location, just 2 minutes walk away from train station and 15 minutes walk to Marionplatz. Service staff was friendly and attentive.

No lobby or restaurant
The hotel is close to the connection to the whole city, and there are a bunch of shopping malls and restaurants near by, so it's very convenient to stay here. The room is spacious and cozy, and the receptionist is helpful.
The location, albeit on a busy thoroughfare, was perfect for getting to many of Munich's sites. The room was clean and comfortable, with a refrigerator and free wifi. Perfect for exploring .
It appears to be a fairly new hotel and there were two pipes that had yet to be boxed in right outside our door. Even after advising front desk staff of the danger, nothing was done to prevent a serious injury.
Front desk staff was hugely helpful with questions about local area, airport transportation and help taking on Oktoberfest for the first time! Wouldn't stay anywhere else!!

The lighting on the bed surrounds was not adequate. Noisy street surroundings The hair dryer only worked in 10 second spurts and when reception staff were informed we were told that this was how all hairdryers worked. As the TV is behind a screen, next door has to turn up tv louder than it should so they can hear, hence goes through to the next room and it was noisy.

We stayed with my eighty year old father, my wife, and 18 and 20 year old sons in three rooms. Everyone at the front desk was extremely friendly and helpful. The showeres were enormous.
Noise from the street. It was a long walk for my older father to the traditional eating places like HofBrauHaus. Probably woud have stayed on that side of town for the surroundings.
