Great front desk staff, very helpful. One block to transit stop and about 15 minutes to city center. Two blocks from coffee shop/bakery. Busy street but quiet in the evenings.
The good price for nice hotel is because you're not in the middle of the city. A few restaurants nearby, but otherwise not area with tourist attractions.

Location to subway to heading to the center of Munich is great!
Don't get a room on the street side because there is noise all night long from people walking and trains traveling by constantly. It was also very warm without air conditioning.

The two double rooms we booked were upgraded on our arrival to two suites, which were spacious, comfortable and clean. Both the suites had two flat tvs (one per room) but only one remote. The bathrooms were also spacious and comfortable. The wifi signal was stable everywhere in the suites, because the AP was right outside the door and the speed was good too. All the members of the staff we spoke to were helpful ,friendly and one of them spoke Italian too. The hotel is not in the centre of the city but is close to the U-Bahn station and the tram stop, so every place can be reached easily.
Only one suite had a refrigerator (with a small kitchen area). We didn't have breakfast because it was too expensive.

Here, as usal, the breakfast it's always very very good but very expensive! The singular bedroom is simply but efficient.
I slept in this hotel different times. Sometimes with prepaid payment and sometimes I paid at the check-out moment. 2 times ago I paid with prepaid payment and I paid in advance also the breakfast. I didn't have a breakfast and I have kept with me the "coins" that the reception give you, like ticket, to give to the girl at the moment of the breakfast. This time, I though to re-use that "bonus", I didn't use last time (but I have already paid). The girl at the receptionist during my check-in didn't want to hear about my story and she charged me another time the breakfast costs. I think she could understand my question and she could give me the breakfast free of charge or she could give me a discount.. specially because it's not the 1st time I come here. I think that sometimes the customer appreciate a good commercial gesture.
Quiet location but close to the Strassenbahn, so it was easy to get around. Also, I liked the breakfasts.

The room was smaller than appeared in the photos, and had a very bad smell. We can't change rooms, and we had to leave the window open during the entire stay.

As a minor concern the code access system to wifi was a bit fiddly - it was free and available in all rooms.
No Air condition
The hotel is really close to a U-Bahn station. The area around is very quiet and has good places around for breakfast/dinner. There is also a supermarket close by-
The elevator is incredibly small. Depending on your luck, the receptionist may not be able to speak an understandable English.
The hotel is located away from the centre but within 200 metres of a U-bahn station so great for getting around. The room was large and clean. Overall good value for money hotel.
The parking was tricky. We were told to park on the street but it took us 15 minutes to find a space and it was a long walk back. Receptionist on our arrival was not very helpful with directions etc, but all other staff great.

Close to underground station, very comfortable beds, very clean, very quiet bedroom at the back of the hotel, blinds on the outside of the windows give privacy and shade, easy access to good local eateries and bars, proximty to the river, friendly and very helpful staff, excellent small gm with new equipment, can buy transport tickets at reception, smart and inviting entrance.
Bike hire would save us having to pick them up in the city and we could cycle straight from the hotel out onto the cycle path alongside the river. Breakfast is extra and is very expensive
