We stayed here for 5 nights in December 2014/January 2015. We initially had the Esmeralda room where the bathroom was connected to the same wall (with an open window) as the breakfast area. The door also had plexiglass so it was very noisy! In addition, one wall/window was connected to the cute outdoor area, which was also a smokers area, so we could really smell the smoke. We could hear every fork being clanked against a plate, so we felt sure that all could be heard in the bathroom area. We asked to move, and this was accomodated as soon as possible (after 2 nights). We moved into the Verde suite where we were hoping that the noise/privacy issues would be solved. Unfortunately, the acoustics are just very poor, even though this room had a solid door. The bathroom window was too low, with a semi see through window covering and tall people looked right in the window. There were several guests who were very loud, and did not seem to have any awareness that others were staying at this hotel. The wifi only connected in the downstairs common areas, which likely led to more noise as well. We have stayed at many boutique hotels throughout South America with a similar set up, but this was by far the noisiest and seemed to have the least privacy.
There was so much to like at the Las Casa de las Rosas. The staff were very accomodating; the breakfast was varied (fruits, local juices, good coffee), and the location is walking distance to many of the churchs and markets of Cuenca.
The only thing and it was a minor issue is that the WiFi in our room (top floor) did not work. It required you to go downstairs to connect. Again, this was a minor issue but still represents an area that could have been better.

Mattresses in all our rooms VERY firm and sagging in middle, need replacing.
Breakfasts were super. Good location, close to downtown yet in a quiet area. Staff was super nice and helpful.
Bad room right next to dining area. Dark with small TV and limited privacy. I don't think they were expecting us despite the reservation which was made over a week in advance.
Fantastic showers and excellent breakfast. There was also tea and coffee available all day along with cake and fruit. Amazing staff, very friendly and helpful. Was even asked if I wanted a hot water bottle and this was bought straight to my room

Great, great staff. Incredibly accomodating. Wonderful little place to stay. They had great clean rooms, there were little conveniences that made the stay like a five star hotel, especially with the hot water bottles for you feet in bed at night. They know all the great places and recommended very, very good eating establishments. This place is a really fantastic!

Classic colonial architecture around central courtyard/sitting room means sound carries easily. Very quiet at night, but early morning kitchen sounds echo throughout. This is common in many small hotels in Ecuador.

As others told, it's not very well signposted. It is located at left side of Manuel Vega in the middle between Gaspar Sangurima and Antonio Vega Muñoz (there is small tree growing in front of its entrance).

We liked some of the staff very much. The ladies in the kitchen were wonderful and Sonja was a delight. Breakfast was good and nicely served.
We booked for 9 nights. We had our guaranteed reservation. The room we were given was the top floor and largest room. We were paying for a double. No one explained that our room was not available. We thought this was our room. After 6 nights we returned from dinner and the lobby was full of people and bags. We were told that we needed to change rooms because these people had a reservation. So did we but that did not make them move others for us upon our arrival. The room they moved us to had 3 pieces of furniture. Two beds and one chair. No table, no night stand, no shelfs to put any clothes. If you had a cup of coffee it had to be placed on the floor between sips. Very very poor furnishing of a room. If we had been given that room first we would have refused it and left. Horrible pillows in both rooms, windows with inadequate curtains leading to the hall which made the room much too bright at night. The bathroom had a window into the hall. Transom like window was always coming open so bathroom seems not as private as it should be. We would never stay there again. Very very disapointing. Why did they wait until 9 pm and in front of many people to tell us to move when they knew all week that we were going to have to move. Oh, by the way there is NO picture of the second room we were given on their website. Most of the pictures are of the room we were first given. Their most expensive accomodation, $120 per night they told us. Sad experience. We had two wonderful rooms in Quito, one for less than the $60 we paid for the awful Verde room. If you book look at the room first and ask if you will have that room the entire stay. Or better yet book elsewhere.
Very nice and spacious apartment, well designed. Good bed and bathroom. Located near the centre of the centre of Cuenca.
Heating could be better
This place is really beautiful and peaceful. The stuff and service is great and Lucia, the owner, is the sweetest and nicest hotel owner I have ever met. I loved this place!!!!
Great value for money this is a little hidden gem and Diego and Flavio bent over backwards to make us feel at home. Flavio is also a guide which we highly recommend especially if you go to the National Park as it's easy to get lost there.

The staff were always very welcoming and helpful. Their restaurant recommendation was top notch and great value for money. They went out of their way to make us feel comfortable and we extended our stay due to this. Location was good very close to the market and not too far from the main square. Wifi worked in the room. Highly recommended.

The walls and the ceiling are a little bit thin, you can hear peoples showering during your breakfast.
The owner Lucia is a great host, so polite and nice. The good thing about this hotel is that you feel the owner cares about who you are and what you have to say. i will definitely go back.
