To make this excellent new beds, renovating the shower and serve a little more variety in the breakfast should do it!
One night stopover en route from UK to Portugal. Could not have been more pleased. Stunning building, big room, huge bathroom, very good breakfast, friendly and helpful staff. We travelled with two springer spaniels so the garden/small park at the front of the building was ideal for a quick gallop around. Cafe/bar next door for drinks and food. A quick trip to the beach is also worth doing.All in all, a great, value for money place to stay.
No negatives at all
Although we had a GPS, finding the hotel and the approach to it was difficult with several flights of stairs to negotiate. BE WARNED, the attached restaurant does not serve meals on Sunday night! There were several hungry guest the Sunday evening we were there.
Hotel is 3 minutes' walk from train station so it is very easy to get into town. Staff excellent, friendly and helpful.
No restaurants or food stores in the vicinity except for the restaurant in the hotel itself, which is fairly expensive.
Nice old building . Close to train station with regular quick service to San Sebastián . Good breakfasts .

The hotel room was lovely with exposed beams and brick work and wooden flooring.The breakfast was served in a light airy room and was very adequate. There was good access to the building via a lift which made it easy to lift cases to the room.
Our room was on the first floor and when the people in the room above us came in at night it was incredibly noisy. We didn't manage to get much sleep. The whole place has wooden flooring which obviously didn't give much sound proofing. Also, apart from the main restaurant, which opened at 8.30pm there was nowhere to eat. We thought there was a café there serving food but it was not open at night. We managed to find a local restaurant in the village.
The building is very charming. The staff were friendly. The room was clean and comfortable. Breakfast was basic but good.
The restaurant is very expensive and there are no other options nearby. A lot of steps and no lift (didn't bother us too much, but it might be a problem for some people). Quite hard to find, even with GPS.

The only way in was a long, narrow staircase to the front door....difficult if you're carrying luggage.

Loved the décor and the room we were given. Loved its close location to an authentic local Basque community where we could meet the people and learn of their unique customs.
The staff were great, very helpful. 3 mins walk to station then 20 mins into centre of San Sebastián. Good restaurant below hotel.
Make sure you ask for a room without a porthole window - it was awful. Very little air and the air con system was very noisy. Broken shower head, plug socket hanging off wall.

the bathroom was clean and tidy the breakfast was okay
didn't realise it was on an industrial area. we decided to have dinner in the hotel and there were 2 choices. The main menu which was quite expensive and the menu of the day. Good choice of 6 items for starter, main and dessert but when we choose nothing was available. Maintenance was being done on the steps on the morning of departure and unfortunately the dirt and water came into the reception which we had to paddle through.
The price was reasonable.
We arrived there quite late as travelled by car from Marbella and took 11 hours to drive, we arrived around 11pm and were shown to our room were the air condition was on and the room was lovely and warm after all that driving it was so relaxing, we were then given a bottle of wine and beer as just fancied a drink to wind down, had a fantastic sleep and got up and had a lovely breakfast were upon Eba the lady who works there could not do enough for you so nice, also the bathroom was a lovely size, and the gardens outside were magnificent and we had our dog Oscar with us and he loved his walks there, very comfortable and would deff stay again, Thank you.
