Located in the old part of San Sebastian, Pension Kaia is just 2 minutes’ walk from La Concha Beach and the port. The Aquarium is just 600 metres away.

Very friendly hosts. It's basically they're home. Anne greeted me with her teenage son Iker, who spoke more English they she did.
It is an old building and it's pretty loud. I was there in the middle of winter and could easily hear the bar below and other guests through the walls about 11pm. Must get very noisy in summer
The only good thing was the wi-fi, but I think only because we ended up in the owners apartment
Sharing a bathroom when we asked for en-suite The noise, first thing we were offered were ear plugs Difficulty in locating anyone on arrival. The fact we couldn't get close to Pension Anne by car, no mention of this when booking
It is in the center of the old town, which allows fast access to all the pubs, bars etc in the old town.
Very noisy in the evenings and at night, staff speaks very little English. Although the linen were clean, they were old. Also wifi is quite poor.
Great location in old town
but you can not drive within 200 yards of the place.
Great location in old town. Wifi was great. We were moved across the road as pension Anne was full. Hot water issues in the other pension.
I found this very expensive in comparison to other places in Europe.
Everything, bedroom, facilities and location were all great
Entrance is up a huge flight of stairs
Location is perfect
If anyone is thinking of staying here be aware that you will be staying with a family (mum and 2 kids) in their apartment. We didn't realise this and therefore booked something else and forfeited the money we'd paid up front for 3 nights
The location, very central.
On arrival we were located to another Pension (owed by Pension Anne) however this looked nothing like the standard of rooms in the photos for Pension Anne. The showers ran cold water most of the time, if they ran hot water it was only for a few minutes. and the room was very dark, and noisy at night.
Anne was very friendly and helpful and place was very secure
This pension was so central it was about all the tourist eateries and was very noisey till very late and because there is no fan for ventilation you have to have the window open. Fely like i was at a football match while trying to sleep ;)
Lack of cleanliness and very noisy.
The location was great, right in the middle of the old town. The host kept the shared bathrooms clean and was mostly upbeat. The host spoke limited English, however was quite easy to understand regardless of this.
The host bad-mouthed other guests to us, which was very inappropriate. Another experience we had was that we left luggage in the apartment as we had a late train out of San Sebastián (the host was fine with this) and we showed her our train ticket so she knew when to expect us to collect them). On our collection, she was very rude and yelled at me repeatedly in Spanish, knowing full well I didn't understand. She then continued to ridicule me in front of other guests. It was horrible and ruined our overall experience.
Central location in the old town right in the middle of the action. The manager was friendly. The quad room was great for a group. Clean and tidy.
Pretty noisy at night. No hot water in the shower when we were there, but we didn't try very hard to sort it out because it was summer anyway.
This was right in the middle of the old section of San Sebastian--where people walk the narrow lanes to find the best tapas on offer. It was central, clean, all we needed for a night on the spot. Because it was a Pension, the bathroom was shared, but it was clean and readily accessible to our room. Right above a plaza where people had fun into the early hours, BUT double glazed windows kept the noise OUT and we slept soundly!
Location - But very noisy on weekend nights
The Host - absolutely rude - She banged on our door at 10:45am for a checkout a 11:30am We stayed two days here and it was hell. She woke us up in the morning screaming and fighting with her husband for at least an hour. She then accused us of leaving the bathroom light on She has no respect for her guests. The worst accomodation you could ever go to. I will not recommend this to anyone.
The owner is very unpolite and weird. The place is not what they say it is. Was 4 floors through stairs. No comfort. Light went off 10 min after we arrived and the noise from the street does not let you sleep. Really bad place and price is crazy for what you get.
Good location. Friendly host great coffee for bfast.
Most uncomfortable bed ever. could feel ever single individual steel spring in the matress. Awful.
Centrally placed in old town
It's directly above a disco that closes at 5am! The 'private bathroom' you pay extra for is in fact the owners bathroom which she continues to share with you!!
Anne is a lovely, warm and welcoming host. The room was clean and comfortable with a fantastic location- right in the middle of the old town. The old town is a bustling noisy place- so if you're looking for a quiet place to stay this isn't the place for you!
The room was a bit on the small side, with our luggage taking up quite a bit of space this was a pain to get around the room.
Dirty (floor, bed) and old (room, bathroom). No own bathroom even there was supposed to be. Wanted us to pay in cash ?!
Room had no window, while reservation indicated balcony
We were there at 12 and were told we can book in at 3. At 3 we returned to hear we can only book in at 4 as the room is not cleaned. Then we booked in and lady was very friendly. But next day, even at 10:30 there was still no one to be found for the breakfast we had paid for. We left without having the "included" breakfast.
Nice clean room and bathrooms. Very good location although if you have a car, it will cost you €12-24 to park for €24 hrs which sends he price right up.
Very noisy because of workman on the building (outside our window) which we weren't told about it before. Woke us up at 5!
The staff were really nice, very helpful. Free laundry service, free breakfast first two days. The location is fantastic, in the centre of old town 5 minutes from the beach.
No hot water most of the time
Owner speaks no English. Had to find hotel couldn't find it at all
Location is great for diggin' into the old city. Restaurants, shops and bars are nearby. Wifi was working quite well (after one succeded to enter the massive password without being interrupted by lovely Anne).
You can't drive there. House has been renovated and workers started rather early in the morning. Parking is not nearby, but on the otherside of the river/city (10-15min walk). Anne is too motivated, don't expect too much privacy, especially since walls are paper thin... you're basically live in a room in her apartment.
