The location is great! Across the road from the beach and only a 10 minute walk to the old town. The staff were lovely & the room was clean
Was hard to communicate as the people who work there all speak Spanish and little English. My friend in the bed next to me got really bad bed bugs so be careful!

some of the reviews scared us but in truth it was a great place to stay,the room was clean and its 2 mins to la concha beach.if travelling by car go to the pension first and get a car parking ticket from them its cheaper.You do need a bit of Spanish to communicate with the staff.
Its a bit scary from the outside.
Location half a block from the center of San Sebastian's crescent beach.
Noise from neighbors arriving after bars closed at 3am... not the fault of the hotel, but walls do allow sound to travel.

It looked like a deal on the map because of its location... BUT we could not stand to stay for even one night... Very depressing ambience or severe lack thereof...
Everything other than the location! We paid €40 just to get out of our booking.com reservation. San Sebastian is a beautiful happy place. Save up & stay elsewhere!! The only reason to stay here is if you are broke! We switched to Hotel Londes which was 3x as expensive (after spending 5 minutes at Pension Area) & moving was worth every penny!
Location- San Sebastian is a beautiful city
After four weeks of travelling through France and Spain this was the worst accomodation. The booking was not clear, I booked and paid for 4 people but could only sleep 3. The noise was unbelieable, window opened onto a service shaft, couldn't sleep for the noise including toilet flushes, runninng water, people talking & banging doors. No cover over the window to block the light. Extremely overpriced!!! Look at alternative accomodation unless you are absolutely desperate!
The location was spot on, stone throw from the beach.
No breakfast. No facilities even for a cup of coffee. Parking is a nightmare around. The underground car park is a not close by and expensive.
Small noisy room just nearby reception. I tried to pay with my credit card and just that morning no conncetion, then I have to pay cash.

The "private" parking on site was a public car park located about a kilometre away. There were no instructions given, which meant double parking in a single lane road in front of the pension and running up 3 flights of stairs to get them.Their 24 hr service didn't answer the phone and we had to bang on the private room door to wake someone up at 7.30am the following morning to pay our bill. The rooms are poorly insulated and every sound can be heard, possibly the noisiest hotel in Spain. The final straw was getting ripped off on our bill when our travel card (already converted to Euros) was put through as $AUD and converted again into Euros.
This hostel is situated very centrally yet in a fairly quit back street a short stroll from La Concha beach and the restaurants there.
The staff doesn't understand a word english, only spanish. There was some building going on making a lot of noise in the day time. The room I got was incredibly small, but everything came at a low price.

Wifi signal was weak in the rooms. Bathrooms were tiny. Parking was down at the center so you had to walk to and from the car. Credit Card machine wasnt working.
A bit expensive
The b&b is very well located. It is clean and comfortable. Some of the reviews I read before heading there were made as staying in a hotel. This is not a hotel, it´s a b&b and it is efficienlt located, clean, service is nice, things work. And considering you are in San Sebastian which is expensive, this is a cheap option to travel there.
Close to the sea, and all shops, quiet street,comfortable rooms, perfectly adequate for a short stay.
Had dificulty on arriving to make owner hear us, to open the front door, nearly had to go away. Perhaps door bell problem.
The room is located in an optimum position. People are friendly and the place is great.

Great location. Within walking distance to all central tourist areas. Older woman at reception volunteered to carry my heavy luggage up stairs. Quite OK if you don't intend to stay there beyond just sleeping

I strongly recommend against staying here. There are bed bugs. It was awful being stung all night - worst sleep ever. I booked this place before seeing all the more recent bad reviews. There is no point complaining because the staff can't speak English. On the second night we had to lay down a scarf & travel blanket to act as a shield from the bedsheets. Wifi doesn't work. Window opens up to concrete & washing on the line. bookings.com seriously should reconsider allowing this place being allowed to use bookings.com to attract guests. Walking into & up to the pension was dark & unwelcoming.
