great value, great location and friendly staff. the rooms are basic but clean, pretty central and only about 200m from the beach and just a short walk around the corner from the airport shuttle bus stop. thought the express breakfast was pricey at e4.50 for a coffee croissant and orange juice but on reflection pretty standard as Nice generally is very expensive for everything. (you can pay e4.20 for a Fanta!!) Staff very helpful and friendly - let us put our hire bikes in the cupboard over night which was great

Let's get straight to the point: the place has a super location! Right behind the Negresco it's literally 50 meters from the beach (public and private beaches can be found), 10 minutes walk to place massena (and the very center of nice) an 15 minutes walk to the train station. Travelling alone it is a very safe area, also for a girl and restaurants and bars are right around the corner! A bakery is next door, if you like it more healthy, there is a awesome breakfast place 2 streets up: fruit, yogurt, eggs... I can't say something about the hotels petit déje, 'cause ai had none
Aircon worked all the time but: it has to - as you can not open the windows during night because of the noise from the street and from 7.30 am the traffic starts jammin'. Please note: if your windows are closed, you might not hear a thing! I had a superior doubleroom: well there was light and a generous bathroom with a large shower, but with nearly a weeks stay (and thats means luggage) I can not immagine, where another person would have fitted (superior double) Last 2 things: - there is no elevator (i knew that) and you have to lift your suitcase up! Staff is ready to help you with luggage and everything!! - the room was clean when I checked in and I got fresh towels if requested but: for 120 € a night without breakfast and a 6 nights stay, I would expect somebody to clean the toilet and shower and to sweep the room!
Staff was very friendly and accomodating (thank you ladies!). Location was excellent, super close to the beach (right behind Hotel Negresco). Easy walking distance to tons of restaurants and all attractions. Railway station a 10 minute walk and bus stations also close by. Bed very comfortable, excellent water pressure in the shower, and the A/C worked perfectly (ran at night, opened windows during day). I would stay here again if in Nice.
Wifi could have been better, worked better in different parts of the room. Room 101 backs up to the kitchen, so was a bit noisy when the dishes from breakfast were being cleared. There was also some noise through the closed and shuttered windows from the street at night, but it was also a holiday weekend, so lots of tourists in town.
Only 1 shutter on the window. Ridiculously small room for a family and we specially asked to not have bunk beds

- Fantastic friendly staff. - 100metres from the beach and only 5 mins walk to main shopping and restaurant strip. Lots of amenities right next door (supermarket, pharmacy, banks, etc)
- Tiny rooms and tiny shower. We had to put the chair on top of the desk to make room for 2 suitcases. - No lift. - Air conditioning broke down the first night because all rooms had overloaded the system. I assume this is standard. And when the a/c was going it wasn't cold. - Toilet didn't flush properly. - Probably could have got a better deal somewhere else in Nice.
Clean, basic, great location
Rooms are modern and clean though a little cramped for all 5 of us.
air condition works only after 18:00 (but you pay for it). Three floors without lift (but you pay for a superior room fee). Poor english at reception (Patrick, at least). Too expensive.

- doors, walls are very thin, too much noise in the hotel and from the street - every day cleaning but not cleaning the floor, I think they just make the beds - no soap no hairdryer in the bathroom - very small room, not enough space for your luggage and yourself - breakfast should be included in the room price - very small luggage room so that difficult to leave your luggage

It's been recently refurbished, so although the building is old the interiors and fixtures are newish. Staff were always friendly.
Our room had no view and was a bit cramped for space.

The price was right and it was walking distance from the promenade. The woman at reception was fantastic.
Broken air conditioner, the owner/manager was a bit rude and gave us a hard time and tried to charge us more for changing rooms. He said the price was cheap online because the air conditioner was broken, even though online it listed air conditioning! A bit shady. The place was kind of a sh*t hole and I wouldn't stay there or recommend it unless you are really trying to save money and don't care where you sleep. I wouldn't spend any time in the room otherwise.
The staff were exceptionally friendly and helpful. Great value for its close in location.
My only complaint and it is a small one because they did help with my luggage is there is no elevator.

Very noisy, no isolation between rooms, people smoked in their room and the fire alarm was activated at 2am causing stress!! I would not stay stay in this hotel again!!
Shower stall is literally 2ft x 2 ft. Room very very small No AC One night at around 1 am a loud noise coming from pipes in the wall, it stopped after 1 hour.
