The cooking facilities sufficed. Bedding was clean. Friendly staff. Inexpensive.
Location was in a somewhat grotty neighbourhood. The carpets of the corridors and bedrooms were dirty and stained. The floor of the bathroom was very badly stained. The shower walls and the corners were filthy. The floors of the kitche area had not been cleaned prior to my stay with remains of sticky food on tiles. The place should replace the tiles in the bathroom for some that are easier to clean and the carpets should be replaced by laminate, as it is horrible to have a carpet that is sticky and dirty to have to walk on. No Internet was available which was a problem also as I had to pay a lot to get important data via phone service provider.

Very near to tram station and 30 mins walk from center. New,calm area without confusions. Helpful stuff and possibility to park car on street near hotel for free. Great pastry shop behind the corner.
The room was very small.Kitchen equipment was very poor.
Parking costs too much! If you want clean towel you must pay! The room is cleaned only one time for week! Everthing is dirty! The staff is the most unkind i have ever found in my life..and i'm use to go abroad more Than 4 times for year! They are even unable to speak English!will never come back!

The room was comfortable and light. Very important if one wants to read. Shower and toilet facilities very refreshing.
The location, was expensive on the tram to and fro. We found getting tram tickets from the machine very difficult. It was not possible to get a ticket for multiple journeys.
I booked this hotel just as a overnight short stay on the way to Paris. The price and location was great. The tram runs outside the front door and will take you into the centre of town in 20mins. The room was arranged quite well and had views over a internal court yard garden. The bed was great and there are already extra pillows in the room. The hotel staff were very helpful in directions. The hotel has it own guest Landry.
Located next to tram stop, supermarket . Short commute gets you everywhere & public transport in Nice is pretty cheap. Everything was as promised and we got reasonably our money's worth.

iT IS REASONABLY PRICED AND VERY CLOSE TO A TRAM STOP. i WOULD CALL IT BASIC, BUT I THINK GREAT VALUE FOR MONEY.
Regarding the season - the price was ok Location - ok for those who have a car, definitely not for anyone who wishes to reach the main train station and beach/city centre in a comfortable way. In - room Kitchen - in case you like to self cater, but the room was so small that it would be a real discomfort.
-Extremely dirty bathroom. In the first room (which we asked to be changed), there were even hairs on the floor, a little poo in the the toilet, unwashed towels and some traces of blood on the heating. The walk- in shower looked - trust me - like it had never been washed. I have never seen anything like this before. -Another room we were given had mould (funghi) in air condition and on the walls. I was leaving the "hotel" with diarrhea, sore throat and runny nose -we'd better did not use the aircon at all -on the other hand, an open window means you hear all the train and tram noise -extremely small room - much smaller then it seems on official pictures -no towel/linen change during the fist 7 days of stay -additional charges for everything (almost 10 eur for linen change, 1,5 eur for luggage room, etc) -check out at 10.30 am -only French and Arabic tv channels -further from the city centre, beach and train station than you may think -no wifi in room -no 3 stars at all -no non stop reception -last but not least - big trouble with paying with my bank card. I had to prove during check-in as well as check out by making screenshots of my online banking that the transaction was processed - because their terminal or whatever was not working. I spend like one hour during check-out to make screenshots (using my own data roaming as their wifi in lobby was not working!) to prove the transaction was processed. Even though my card was charged just a second after check - in. But they kept on saying their online banking is not showing it. It made me feel like a criminal. -Really not a nice stay - the worst I have ever had -my advice - do not try to save money in Nice and pay a few dozens of euros to book a real hotel. This was worse then any hostel - as I would expect basic cleaniness and no mould-on-wall even in a hostel - moreover in a "3star residence"
i liked the place and the employees who are very friendly and competent.
We were a bit wary about staying in this hotel after reading some comments, but actually it was better than we thought. It was well located and we could easily get to Nice city centre by tram (or on foot 20 minutes).The apartment was clean enough (despite the black stains in the bathroom tiles) and bigger than other Appart'City hotels we have stayed in. There was a supermarket just 7-8 minutes away and a bakery just around the corner.
Driving in Nice can be a real nightmare sometimes and also finding a place to park. When we arrived, we had to leave the car in the tram public car park, because it is impossible to leave the car near the hotel. Therefore, we decided to leave the car in the hotel car park, which was over 10€ a day. As other guests have mentioned, there was a strange smell of wee in the lift to the car park (there was an open pipe where you could see everything) and this smell even got to our toilet sometimes. Having no Wifi in the room is also a downside.

It is the best room you can have in Nice for a good price. The kitchen is very well endowed, you will find everything you need here. You must clean your dishes, of course, but if you stay here I think you are prepared for it. The staff was very kind and the tram station is nearby. I arrived at 10 pm, Saturday and I thought I needed a code to enter (they sent your code, indeeed, in the day of arrival) but it was not necessary to use the code, because someone is always at the Reception. People are very kind everywhere in Nice.
It was an ok ish apartment, the tram station was just outside of the building.
The bathroom had awful smell, kitchen facilities aren't great, had very basic facilities and not much space. Also quite far from the beach..
