Very cramped room for 4 people, not given one set of bed linen, the other did not have pillowcases, at the reception forgot to offer remote control tv, promenade, which descend 10 min walk was 3 km long and not 4 as told at the reception (for us as athletes that matters)

The location was pretty good. The apartment was furnished and the price was very competitive. The pool looks nice, (although we didnt try it).
The staff was barely helpful, and the instructions on how to reach the property or parking were non-existent. To be more specific, I had to call 8 times, to finally get connected. During the last 2 phone calls, the employee (there seems to be a single person in charge) raised the phone, and did not answer, or asked for a minute, but continued talking in german, with a client, for about 5 minutes. When he finally answered, he told us that unless we made arrangements (which needed the phone call), the reception area is closed at 7pm. We would have been out of the building. Parking is not clear, and is not indicated in the instructions left by the staff; i wasn't sure my car was going to be towed until the next day. Access to the specific apartment we rented was difficult.
The swimming pool is a daily must for my children. The view of the ocean is great.
The rooftop infinity swimming pool is probably the best to be found anywhere on the Cote d'Azur. It was very clean, in a good state of repair, safe to use (particularly for children) and a brilliant view of the Mediterranean Sea and Cap d'Ail. Our huge balcony with sea view - perfect. We look forward to returning.
Some traffic noise at night but all properties in the area would be likewise affected and this did not detract from the overall enjoyment. Lack of basics like washing up liquid and wash sponge in kitchen area, lack of corkscrew to open bottles (but we had our own) and just one roll of loo paper was a bit mean until we noticed that you could ask at reception for more!!

Very untidy exterior Wooden stairs and walkways unsafe. Infact dangerous as rotted. Unsuitable for unfit or elderly persons as 280 steps to main bars and restaurants

just the distance to walk to the bus stop, since the hotel is on a hill makes it a bit difficult but was a great experience and exercise.

Location and view of the apartment is good, not sure bout facility - for us who arent arranged to the main building.
Very very disappointing arrival arrangement for late check-ins. We locked outside of the only gate to reception / carpark. Theres only telephone and some numbers to call to, while most of them werent answer. Only being able to got in while the other residents were back and opened the gate for us, and we need to open a safety box to get arrival pack!?!? You must be kidding me! and reception CLOSED from thursday to sunday until we checked out!- we got no one to talk to or asking at all - "MARVELOUS!" No TV Remote control and WIFI never stay connected until we made CALLs again to somewhere and trying to SOS. BUT WE STILL NOT CONNECTED AT ALL. Tiny towels / no hairdryer (not common thing for a standard host to provide? Serious?) Rooms arent ready at all (duvet / pillow / bed covers - you have to do-it-yourself after a tiring check - in!! Culture-shock) Another shock - Theres black-ants everywhere near the dining table and kitchen area!!!! I NEVER experience such thing else where. Try to convince me that we were just unlucky - while it isnt tht bad afterall? tell me bout it!
apartment door was out of its frame and did not close properly.staff did come and made a perfunctory attempt to fix it but it was really gaping open all week.door to the main walkway was also unlock able.beds are fairly spartan. distinct sense of having to ort yourself out here- not much in the way of staff support.
Decent size apartment with fantastic views and a lovely big secluded terrace area to sit outside. Great pool, which was being used in late October.
Having to pay 9€ per day extra for the car park at the end. It would make sense to simply include the cost in the price.

Apartment was very clean and excellent value for money. Infinity pool looks lovely, as are the views. Staff friendly.
There were no towels provided this year due to a change in policy which we weren't informed about, charged 6 euros each for a set of towels. Our apartment lock was broken so we were unable to lock the apartment for the three days we were there. There wasn't even a kitchen sponge provided to enable you to wash up. We came back to the apartment late one night and none of the security lighting was working so we were in pitch darkness. The reception isn't manned 24 hours and if you arrive at the wrong time you are literally 'trapped' outside as it has a 'gated' entrance for which you need a code. Taxi's are impossible to get hold of and it's a long walk up/down into Monaco etc.

Late arrival difficult to locate entry key and apartment . No welcome pack . No washing up liquid , 1 toilet roll in. No receptionist so no towels if late arrival . No shower in the morning until reception opens , not good if on business. 10 minutes to get a coffee at breakfast as bar man has to do everything on his own .he had to make 5 continental breakfasts first . Saw a rat out side our apt on return bit alarming . Unable to lock the apartment terrace entrance at all . Door had been forced before and not repaired So had to sleep with all doors closed so no air ! Need new towels . Unable to leave keys at reception if returning late and with occupancy of 4 in a 7/8 stay apartment proved tricky juggling only 2 keys . All going separate ways on business trip . Would use again . Need to make it easier to get in late arrival , car park code by email and instruction by email to pick up key from safe not received early enough before trip and not clear ?
Overall architecture is fine. Probably all appartments have an open view to the sea. Good parking (70 EUR week) Reasonable close to shops and restaurants in cap d'ail if you like the stairs. Close to Nice (30 min) and Monaco (15 min) Options for hiking above the town.
No aircondition Lack of maintenance of some of the wooden construction. Quite a long way to the beaches. Cap d'ail town on its own is not that interesting.
It was clean & had all facilities one needed.
Wifi was only available if you paid for it. I was staying with 4 kids in a studio apartment which was ok except we only got 2 large towels & 2 small towels. Any more including a bath mat were 12 euros a set. The kitchen has absolutely nothing in.It wouldnt cost them too much to give us a tea towel,a couple of dishwasher tablets & a base of oil,salt & pepper.
