Proximity to the beach
The rooms smelled stale and as if they may have been smoking at some time. The shower was a trickle in one of the rooms.
Position, great air con, nice staff
Spa pool is VERY tired , we were all seperately told breakfast was included on check in but on check out this was denied and charged at 17.50 euros each per day. Problem with friends lack of booking on system but eventually sorted after calls to UK travel agent and the Internet was absolutey useless for this standard of hotel . Have stayed here. 6 times before but now the new owners need to spend some money and not just rely on the position to justify the overpriced rates . dissapointing .
The Spa which has a good size needs some maintenance/renovation.

The location of the hotel was very good and the staff (particularly at the front desk) did their best to be helpful in the circumstances. The staff were very helpful when we arrived before the official check in time and needed to use our room.
The hotel is very run down and in desperate need of a renovation. The carpets in particular were quite horrible (old and stained - possibly from the fact that pets are allowed in the hotel -- there was a clear dog's footprint on the carpet of our room!). The bathroom was very out of date, damaged and not clean - you couldn't imagine taking a bath in there. We also found that during the afternoon someone had come to our room to tidy and removed used towels but not replaced them, hardly ideal. Overall, this hotel is much too expensive for the quality. Although the staff really do their best, the hotel is not in a good state, I couldn't honestly recommend it to anyone. The condition of the rooms was nothing like a 4 star hotel. (These comments apply to the hotel rooms, I didn't have time to visit the spa).
The great location
Pool area and breakfast area would need a renovation. Breakfast is expensive and of poor quality concerning choice of foods
We liked the locations, the staff was very efficient and polite. The spa and Massage just the standard we want and again helpful staff. The room what you want for a comfort room and very good pillows. Towels and bathrobes could be changed whenever you wanted it, great for a Spa. Also that your check out time was 12. So you had time for another visit to the Spa.
We did not like that our little Yorkie was not allowed in the restaurant .Our balcony needed badly to be cleaned and to be repaired . Did not look good. The room also needed a make over. For the price You pay You expect it to be top standard. The Wifi worked very slowly.

The spa facilities are excellent.
The price is too high relative to the facilities provided. Breakfast was not included as part of the room price and the cost of breakfast per person is €17.50 which is prohibitively expensive. There was no iron provided in the room and no tea/coffee facilities provided which would all be standard in Irish hotels. From experience, hotels in continental Europe are largely overpriced for the service and facilities they provide to guests. In comparison with a similar hotel in Ireland, a full buffet breakfast would have been included in the room price, tea coffee facilities would be provided in the room and replenished daily and a lot of hotels now provide leisure facilities such as spa, swimming pool, sauna and gym with no extra charge for guests.
All staff were exceptionally helpful and friendly. Information stated parking for guest's cars was available at a local public car park. In fact guest parking is available in the hotel's underground car park.
The hotel is dated and obviously due for renovation.

Location- right on the beach, wonderful for early morning and late day swims across the beautiful bay, with spa after, with views of sea/beach. Very comfortable and well appointed rooms.
We had to change room for our last of three nights and that had not been clear in the booking.com booking. Staff made this very easy though.
Room was good location excellent
We wanted to use the spa , which was why we booked it. They refused to let us use the spa saying our child of 4 was not allowed in the spa. There is nothing on the website saying children are not allowed to use the pool or spa? Kind of ruined things for us and had I known I would not have spent the extra money on this hotel.
