    the location is superb. Just across the road you can find the old town and the now famous green patch. the host is also an excellent person, explaining all the facilities, how to use the keys and also offers a welcome drink upon arrival.

    the only thing that could be improved is the shared toilet, but the room has a shower and sink, so the queues are avoidable.

    good french small hotel in someones home it is what it is a large flat in an excellent location except what it is for what it is and you will have a great time your only sleeping there with a small continental start to the day but it is all very fresh and only minuets from the beackery

    some rooms are not full suites you shair a toilet big deal and that was my only complaint and it was not going to spoil my stay

    Place Garibaldi is a superb position for exploring Nice Old Town ,the port ,and easy access to the beach .Transport links were excellent with bus service taking you directly to/from the airport. The Proprietor was very welcoming and the petite dejeuner was excellent ! Beautiful antique furniture and really lovely pieces of china/pottery .

    Their was no toilet in the sale de bain only a shower and basin ,which are need of up grading !

    The chambres d'hotes is furnished throughout with beautiful antiques and is the complete opposite of what you normally experience in a budget hotel.

    There was no hot water in our shower!

    Lovely old character place, hidden in Garibaldi pretty well so make sure you find it by number because there's no big sign, nor do the locals recognise it by name! Brilliant location, easily accessible by bus from airport (no. 98, ask ticket office at airport which stop you need), easy access to bus for Monaco (no. 100 - piffling 1.5 euro!). 3 minute walk to port and 100 yards from museum of modern art. The place itself is run by the non English speaking Henri, who is lovely. The building is very old and has problems which are commensurate with its age - our (myself and 11 yr old son) had twin at back, opening onto terrace. It was hugely peaceful with no noise from square at front BUT the en suite bathroom consists of shower (variable water pressure and tendency to suddenly run cold, I assume when another hot tap goes on - like I said old property) and large sink. The toilet was down the corridor and shared with owner, don't know about other rooms. This was a pain if needed during the night, or first thing before dressing, when other guests were up and about - this wasn't made clear on booking. There was also very evident musty/damp smell which was explained by fair sized damp patch on outside wall. No biggie for me - doors were permanently open and standard fan on, so plenty of air. Wifi patchy in room, but that didn't bother me unduly either, I was on holiday so not about to spend much time internetting. Breakfast nice enough, unless you're on low carb diet (which would make France a bad choice generally!), fresh croissants gorgeous - and I don't usually like croissants.

    We got a very small room (only 30 cm walking space at end of the bed) with no toilet in the room, we had to use a common toilet 10 mtrs from our room and the shower did not work properly (handset could not be fixed to the wall and temperature varied heavily). Strong recommendation not to book this hotel.
