Price was worth my 2 night stay and the hotel was less than 5 minutes to the bus and train station.
The staff could not understand English so there was a bit of confusion in communication; the wifi connectivity was poor (if your laptop is placed near the walls)
Simple, clean, well equipped, modern décor, very near station and city centre. Very good value for a budget stay if visiting Rennes. We were a family of three adults in one room - adequate space too. Simple continental breakfast with fresh pastries and real coffee.

The noise of the ventilation system from outside.
The room was clean. The young man at the desk was friendly. We slept well although it was noisy until about 200am.
Too small for our liking. We could have had a nicer hotel just a few doors away for an extra 20 E.

The location is great - about a 3 minute walk to the train station and bus station.
I can barely speak French - that's my fault - not theirs. The staff did not speak English but they were very kind and so very patient with my pitiful attempt at basic French. The carpeted floor needed a good vacuuming but otherwise everything was clean.

The location to the train station was good, but that was it (on our experience).
Upon arrival, there was no one at the front desk or any way of calling (Phone/bell). All the keys for everyone's room were laying on the counter with a sticky note with our names ... literally anyone could have walked off the street and took a key. The elevator was down with no "out of service" sign, and the tiny spiral stairs to the third floor with heavy luggage was dangerous. We are two males in early 30's, any elder of smaller individuals would have had difficulty. And the WIFI didn't work on the 3rd floor, only in the lobby and back yard ... and it was 82 Euro/night. Avoid.
Lift not working staff not bothered

Near the station, and maybe 10 min walk to the city centre. Close to the museums.
Limited check-in opening times. Don't bother with the breakfast, find a cafe or bakery in the city.

Clean Room Close to restaurants
Staff not around...had to call to get pass code to get into hotel on day of check-in even though booking stated that check in was until 2230 and we arrived 1800. Noted this was not a one off occurrence as noted keys left like ours at front desk for individuals to pick up.
