Bathroom was very good and clean.
Travel adapters did not work in room could not charge phones or iPads . No lift if you have lots of baggage you will struggle .
Definitely not worth 120 euros for two nights. Though the staff was welcoming and check in was almost instantaneous, as we had already paid. The reception area looks different to the one in the photos which confused us a bit. The same applies to the staircase leading to our second floor room. It structurally matches the photos on the website but the carpet is not the colour you see in the photos. It is a different, more dull colour and it was one of the features that really made the hotel stand out in the photos and attracted us to it. The room was a decent size double bedroom but had a nose piercing stench of unknown origin. It just smelt bad throughout our stay, despite opening the window frequently. The sheets and pillow covers were clean but the bed cover definitely looked somewhat faded and worn when compared to the photos. There was some extra furniture in the room, some sort of single seater sofa. The cover of this piece of furniture was a faded bordeaux colour. The cover was also full of stains of various sizes and colours and we avoided throughout our stay to sit on it. The bathroom was very small, but very clean. Overall, the hotel might have had better days, but it definitely isn't "modern" any more, as its name suggests. The photos are misguiding and the price is not representative of the quality of the property and I will not be returning to it during my next visit to Paris.
- very cheap for Paris - had an extremely nice restaurant on the same street - Au Rond Point - with lovely staff - close to metro Pere Lachaise - comfy bed - 24 hour reception - close to supermarket
- shower door was broken so water went everywhere - the cleaning staff were very unprofessional and were often on their phone, having conversations in your room, one even used our bathroom! - the room was very small (ok if you will be out all day) - no elevator so not good if you have heavy luggage like we did - the wifi constantly cut out and you could only use one device at a time. Furthermore, at night, when most people are using it, it doesn't work at all

Please note that there are 6 floors and no elevator. The fire alarm was activated for about 5 minutes at 2:30h in the morning, really loud!!! (And I read other comment telling the same situation, which means it's something common). Is it so hard to fix the alarm??? No face towels, only shower ones. No glasses in the room. Funny smell in the room, but you get used to it. Tv only had french channels. By the way, in order to get the remote you have to pay a caution of 10 euro. Yes. Don't bother coming to this hotel, choose another one, seriously.
The location is perfect, close to a metro station in the center of Paris, and very close (by foot) to the famous Pere Lachaise cemetary of Paris. It seems like a quiet neighborhood.There is a supermarket and a little boulangerie at foot's distance too , which is very conveniant for breakfast and buying food in general. Overall, if you only wish for a bed to sleep in and not mind anything else, it is a good choice.
There is no elevator and we had to climb 5 floors by foot. The wi-fi only supports one device at a time (both of us could not be connected at the same time). The bathroom seems clean, but very small and the bathroom door is not soundproof at all(!), also the toilet is located 2 meters away from the head of the bed. Finally, although it is open 24/7, we almost got left out for returning there at 3:40 am, since the receptionist was probably sleeping (which is kind of understandable and not a complaint, just a warning). If something similar happens to you, do not worry, just knock on the door and doorbell many times, someone is always there, he might just be in the back room.

We were at 6th floor, no lift and the ladder, a bit wobbling, required "climbing" on it. In the room it was a bit cold.
Room is clean and warm, hot water all day long, near Lidl.

The value for money for this was great. Location is not bad - around 5 minutes to closest metro station and some places of interest. Some cheap and cheerful cafes and supermarkets nearby. Facilities are good to - shower and restroom were clean and tidy.
The room was very small, but that's expected for the money you pay. There was a strange smell in the room, but we were not to picky so it did not bother us much. A bit of noise comes through walls too. Wifi is for single device only.

Extremely small room, too much of noise, extra money for TV, extremely small bathroom with doors 30 cm from the bed, no privacy then. For this "comfort" it should be much cheaper.
Comfortable room (22) of good size. Shower worked well. Quiet locality and heavy curtains made for a good dark sleep.
Carting heavy suitcase up 4 flights because no lift a bit of a drag.

Staff wasn't friendly, maybe because we're german... The rooms are tiny small. No comfort at all, no elevator. I've been traveling with my kids, one is a few months young. The floor in our room was very dirty, expecially underneath the beds so I couldn't let him crawl there.
Interesting to be close to Pere Lachaise cemetery ... always interesting for a reflection on the past, but also nice to stroll through. The Pere Lachaise metro and close '69' bus connections were also useful for getting around. Enjoyed the urban areas around Hotel Modern.
Our apartment was on the 5th floor, without a lift, so had to lug 'tour' bags up the tight stairs, and then make sy=ure each day's trip was planned for '0ne return only' – to sleep and recover from the walk up! Don't recall this information in our booking. Our daughter was also booked into the hotel. She was on the 6th floor.
Very very noisy, can't get no sleep, very bad isolation, you can hear in other room people talking, old dirty blanket, cleaning ladies are there all the time and you can't rest moment, people this is not a hotel it's like hostel!
There is no elevator...unacceptable specially if you are traveling with baggage which you have to lift until 3rd floor.
