I would like to thank Phillip and Mary for there very warm friendly greeting, there home is lovely and we will most defently return. I rang the B&B after we had left to say I had left a top, and Mary was very helpful and that she would post it on to me, that was on the Sunday, Tuesday morning my top arrived in the post, I could be more greatful. And they haven't charged me!!! What nice people :)))

Lovely B&B, great breakfast and really helpful couple who run it. They were always helpful, and happy to give advice on places to go and things to do. Rooms were big and nicely done. Windermere is a great central location for a trip to the Lake district, there are plenty towns within walking/cycling/ferry distance. This B&B is in easy walking distance to the centre of the town, or for a 15 minute walk to Bowness The bathroom was a little small and old fashioned, but I think that wasn't the case in all the rooms.

It is an excellent location and as soon as we arrived Mary greeted us with coffee and some lovely tasty cake. Our room was lovely and spacious and it was my birthday on the Monday. My boyfriend had arranged a bouquet of flowers and prosecco in advance - a lovely touch that Philip & Mary offer and the flowers are gorgeous. We still have not drank the prosecco! The breakfasts totally set you up for the day with cereal, toasts, fruit - a wide fresh variety, local jams & marmelade not to mention the hot cooked breakfast!! I had Arnold Bennett - which was very filling and also the smoked salmon and scrambled eggs (not on the same days!). Philip and Mary are very friendly, welcoming & knowledgeable about what is available to do and they recommended walks for us. As other reviewers say your every whim and wish is catered for at 1 Park Road. We hope to go back later in the year and did not want to come home!

First and foremost the hosts, Philip and Mary, are so friendly and obliging, we immediately felt at home. We arrived in the afternoon to tea and cake in the cosy lounge. It's a beautiful property with lots of extra special touches, like the home made jams and stewed fruits with the excellent breakfast. My husband also really enjoyed talking with Philip about the cricket. It's located a short walk into the main street of Windermere and of course, close to the Lake. I left something behind and Philip quickly got in touch with me and posted them to me at his own expense; definitely above and beyond the expected level of service! Everyone should stay here if they visit Windermere!

We thoroughly enjoyed our stay at 1 Park Rd. Philip and Mary were very friendly and helpful and made you feel completely at home. Our room was a good size, everything was there that we needed and was very comfortable. The breakfast choice was amazing and we enjoyed the after breakfast chats. Location was ideal, very quiet and not too far from the shops of Windermere. A short drive and we were surrounded by beautiful scenery. An ideal location and B&B.

1 Park Road was very comfortable and cosy. The owners Phillip and Mary were very helpful. The rooms were a good size and beautifully decorated and had everything you would ever need. The breakfast choice was amazing and freshly cooked. We would have liked to have had more that 1 night there. It is a 2 minute walk from Windermere, there is large choice of good restaurants there. We ate at the Lighthouse, the meals were delicious. Bowness was a good walk from Park Road, not sure how long it took to get down, it was 30 minutes walk back up, mostly up hill. Not a problem for us in our 50’s, my ‘breathless’ mother-in-law, at 79 made it down, but wouldn’t even consider it back up! Great stay and recommended. We were able to park on the premises, but we were the only people staying that had a car. Could be an issue when busy and the on road parking was full during the night. There was a paying carpark around the corner.

The service is very friendly and very personable. They know their local knowledge very well and were happy to give advice on things to see and walks. Breakfast was lovely with fresh fruits and local produce used and the rooms very spacious. I was on my own as a female guest and felt very comfortable and relaxed in this b&b and the attention to detail (eg use of brollies, newspapers at your door in the morning, dvd's to watch for free and enjoyable conversation) made it for me. Thankyou Mary and Philip!! I work in this industry and if there was anything I could think of I would tell you or sugges it to the owners. However it really is all covered.

The ambience of Park Road is one of calm and comfort, we received a warm welcome and found it had many small touches which enhanced our stay. The owners provide a high quality standard of cleanliness and the breakfast is both varied and equally to a high standard, I would thoroughly recommend staying with Phillip and Mary. There was nothing unpleasant about 1 Park Road, it was a positive experience.

1 Park Road, we had a very warm welcome from the owners Philip and his wife, and showed us the dinning area which was great, the bedroom was, a good size with a single and a double, very comfortable, a kettle tea and coffee filter coffee too and hot chocolate ,views from room, nice tellivision, The breakfast is one not to miss, iv stayed at a few hotels now, this hotel is the best iv visited, and will be going back here. there is a relaxing lounge, with books, and a piano! we had a walk planned, and we got great advise, and a map off our walk, which was great, and the walk from ambleside, was fantastic.I recomend this hotel, and some friends have allready asked for address off me, i give it 5 star. The great Breakfast. and comfort. and locality, close to windermere. great restuarants.

Friendly and welcoming hosts who were helpful by giving us local information of where to eat etc. Bed extremely comfortable and lots of toiletries provided. Quiet location within walking distance of Bowness and Windermere. Excellent choice of breakfast meals - all nicely presented. Will stay again if we head for the Lakes another time.

Mary, the owner was very friendly and hospitable and she greeted us herself. Breakfast was served and there was also a hotel bar. There were many books available about various treks and walking tours within the area. The hotel also provided a hair dryer and various lotions, etc., which was a nice surprise. The bed was very comfortable and the location was perfect for walking. I would definitely stay here again and will recommend this to any friends who are visiting the area. Also, all major cards are accepted, including American Express. That was also a plus for me! :)

Phillip & mary burton are the consummate hosts, from the moment you step inside no.1 You are made to feel extremely welcome, nothing is too much trouble for them, they are charming, friendly, erudite hosts. The hotel is lovely, cleanliness is excellent, I especially like the little extra touches they provide, good quality products like shampoos soaps etc & the comfy dressing gowns. I have no hesitation in recommending this hotel, we will definitely be going back.
