Brilliant guesthouse in Folkestone. Friendliest of greetings and service. Just the right mixture of fun and formality. Luxurious room and delicious breakfast.
Very comfortable bed. The kindest reception by the owners. Lovely breakfast. A wonderful experience!
Want to learn about client-friendliness ? Just come here and the owners will show you ! Folkestone itself was also much nicer than I expected.
Stayed at 10-12 recently whilst on a night away to celebrate wedding anniversary. Mark & Leigh, the owners, were very welcoming, the rooms were spotless, the bed was sooooo comfortable and it was all finished off with a lovely breakfast. Would definitely stay again and would highly recommend it.
Staff were very welcoming, rooms were beautifully decked out and breakfast was delicious. Overall, a great place to stay offering good value for money and I would highly recommend it.
Staff, room, breakfast all would score 10 out of 10
an absolutely delightful couple run this beautiful property. The photos on the website don't do it justice. They aree very welcoming and friendly and have created a wonderful, relaxing place to stay We only stayed one night, en route to the continant and the proximityfor the train was a major factor in our choice. We have been saying for some time that we would like to spend time in the area and now we know a really great place to stay while we do it.
The owners, especially Leigh who welcomes you, make you feel very welcome and warm. She was incredibly helpful and kind. The place is immaculately kept, very clean, and is in a lovely building. Comfy bed too :) Can't really fault it. Thank you Leigh :)
Shouting in the street from the local pub kicking out, but this can't be helped!
The welcome, attention to detail and overall presentation of the accommodation in a beautiful Victorian building were a credit to the owners.
Everything about the place was very good. We travel a lot and are choosy. The owners were friendly, glass of wine on arrival, spotlessly clean rooms and welcoming breakfast room. Breakfast was excellent. Location particularly suited us for theatre at end of street. Will definitely stay again.
The owners were very friendly and inviting. We went with our young daughter, and the stay throughout was more than comfortable for all of us. Excellent location, close to beach.
The bar owned by hotel seemed in need of a revamp to bring it in line with hotel standards. Slightly overpriced for what it is.
Great breakfast, warm owners who went above and beyond to be helpful, immaculately clean, elegant period building. We felt very comfortable there.
Nothing much. I would just suggest putting hooks and a shelf by the basin to hang clothes and put stuff in the bathroom but this is just a very minor point. We would have liked a fridge in the room.
We really liked the proprietors and the style of the hotel. They made us feel very welcome and it was a lovely place to stay. They recommended great restaurants and gave us a map of the triennial when we arrived.
this place is truly exceptional, fulfilling highest expectations with ease. Loveliest owners ever met on our journey becoming real friends. One just wants to go back there to enjoy their place and their company.
absolutely nothing to record
Staff were lovely and very accommodating. Welcome drink was very nice and a lovely surprise. Room toiletries good quality. Entire place spotlessly clean.
We fully emjoyed to stay.room was nice and mark and leigh welcomed us with hertful smile and gentle atmosphere. It is my favorite plae to stay
Lee and Mark couldn't have been more accommodating! A welcome glass of wine on our (late) arrival, a beautifully decorated room, and a great breakfast choice! This is a gem.
Very comfortable, clean, nicely located B&B to visit South-England! Great family rooms and fantastic English breakfast. You cannot have better hosts!
Mark and Leigh were very welcoming and couldn't do enough to make your stay a pleasurable one. Location was perfect 2 mins to shops 2 mins to beaches and lovely walks, and 2 mins to the theatre and restaurants. I would recommend this bed and breakfast with out any hesertation.
Nothing to dislike.
Exceptional welcome from the owners.
Having to leave.
The hosts are great company Full of enthusiasm for the town and the building.
Very close to the beach. The owners were very lovely and accommodating. The rooms are spacious with very comfortable beds.
Nothing. It was all very lovely.
decor, location, staff,
Leigh and Mark are fantastic hosts making you feel very welcome and providing a truly personal service. We are a family of 5 and we felt special during our short stay - thanks very much!!
The rooms are super but chairs would be a great addition rather than sitting on the beds.
Owners really helpful, drinks on terrace on arrival. Really clean, comfortable and modern. Two bed family suite was perfect. Breakfast excellent quality even though we didn't have time for full fry up!
