On arrival at 10 to 12 we were very much welcomed by the owners, Mark & Leigh into this beautifully property. Our initial thought – wow! The accommodation is a beautiful, newly converted Victorian house full of original features; high ceilings and classic panelling with a boutique hotel twist. Although a bed and breakfast by name, this is definitely one of the best ‘hotels’ we have stayed at (and in the past three years have spent over 100 nights in hotels!) The first thing we felt was that Mark and Leigh were clearly all about the customer experience. Everything was clearly explained about the facilities, organised a permit for the free parking, in fact, we felt we could ask them for anything and that nothing would be too much trouble. After being shown to our room we were offered a lovely glass of wine – a very nice touch. The room was big, perfect, beautifully decorated, clean and classic. As you would expect from a Victorian property the ceilings are tall and the choice of lighting made for a very calm and pleasant environment. The bay window of our front facing room with inset sofa gave a partial view of the sea, which, even on a November day gave a breath-taking view. The room was exactly what we needed and the standard very high. Naturally, complete tea and coffee requirements with plenty of quality choice, mineral water, fresh milk on request, tasty biscuits and even bars of chocolate were on offer! You can choose from a library selection of DVDs on offer to watch on the flat screen TV/DVD player in the room to wind down to make a change from the wide range of Freeview channels, if you wanted. WiFI gives a clear signal so no problems there – and that’s complimentary, of course! Fancy a game of cards or dominos? They had even thought of that!
Having to leave after one night - next time we'll be staying longer!
This is a fantastic old house that is beautiful. after a long difficult journey we got a lovely welcome and I have nothing but praise would not hesitate to stay again and highly recommend anyone to stay.
The only downside is the parking but not a real issue for me
Location, & access to a quality restaurant straight opposite which lived up to what we were told about it and what to expect. The hotel were more than happy to provide for the dietry needs of my wife which was a very pleasant surprise in todays climate.Hotel Amenities excellent. Easy access to Ferry Port

Would expect room fridge, offer of fresh milk at this level. Inability to link to wifi on three different devices was a niggle, had worked with no issue at different establishment the previous night, sure it would have been sorted had I really needed it.
Lovely warm welcome from Leigh and the offer of tea or a glass of wine much appreciated. We had a huge room with high ceiling and a king size bed - very comfy. We arrived fairly late and Mark explained the local eating options with clear directions. Lovely breakfast in large dining room. The whole experience was relaxing thanks to the excellent facilities and the energy and enthusiasm of the owners. Would definitely recommend.
What's not to like?
The building is beautifully decorated, the welcome drink was a wonderful surprise and the breakfast was excellent and plentiful. The level of service Leigh and Mark provide is outstanding. The whole experience was fantastic and we are looking forward to returning next spring.
The first thing you get is a great welcome complete with complimentary drink, then there's the large well furnished & very clean room/bathroom. Breakfast is served in a lovely spacious room with plenty of space around the individual tables, there is plenty to choose from including yogurt, cereals, fruit juice, tea/coffee & of course toast with lots of toppings to choose from. You can also order a cooked breakfast (build your own) with as much or as little as you want, if you have any room left for it. If I was being cheeky I would suggest 3 things that would for us make the room even more perfect, a coffee table to go with the lovely settee, a hook for dressing gowns on the bathroom door & a wall clock would also be good.

Moments away from the Cliff Hall on the Lees and almost the only quality accommodation in Folkestone. I can't fault it at all.

Mark and Leigh are wonderful hosts. Felt very welcomed. Accommodation and breakfast were great. Highly recommended.
We were made so welcome right from the beginning, like home from home. The hotel is spotless, modern with a lovely quirkiness in art work. Nothing was any trouble to them, even soya milk at breakfast for the 'lone' vegan! Rooms and beds very comfortable and again, spotless. Our room for two was more than adequate and for our daughter and her family also. If we ever visit Folkstone again we will stay here.

Everything Very welcoming hosts. Breakfast excellent. Very spacious clean and comfortable. Excellent position for Theatre and shopping centre. Good parking arrangement using tokens provided by hosts. Will definitely stay again.
Poor lighting for putting make up on or shaving.
Beautiful hotel very modern and very cosy. We arrived late in the evening but we were still made very welcome . Breakfast was the best we had ever had . We will definatly go back .
We chose to stay at this B&B for its proximity to the Eurotunnel, but this place was simply too good for a mere overnight stop. The owners were so welcoming and helpful!

Stayed at 10-12 recently whilst on a night away to celebrate wedding anniversary. Mark & Leigh, the owners, were very welcoming, the rooms were spotless, the bed was sooooo comfortable and it was all finished off with a lovely breakfast. Would definitely stay again and would highly recommend it.
Staff were very welcoming, rooms were beautifully decked out and breakfast was delicious. Overall, a great place to stay offering good value for money and I would highly recommend it.

an absolutely delightful couple run this beautiful property. The photos on the website don't do it justice. They aree very welcoming and friendly and have created a wonderful, relaxing place to stay We only stayed one night, en route to the continant and the proximityfor the train was a major factor in our choice. We have been saying for some time that we would like to spend time in the area and now we know a really great place to stay while we do it.
The owners, especially Leigh who welcomes you, make you feel very welcome and warm. She was incredibly helpful and kind. The place is immaculately kept, very clean, and is in a lovely building. Comfy bed too :) Can't really fault it. Thank you Leigh :)

The welcome, attention to detail and overall presentation of the accommodation in a beautiful Victorian building were a credit to the owners.
Everything about the place was very good. We travel a lot and are choosy. The owners were friendly, glass of wine on arrival, spotlessly clean rooms and welcoming breakfast room. Breakfast was excellent. Location particularly suited us for theatre at end of street. Will definitely stay again.
