Room not worth £90 - should have been cooked breakfast available for price. Continental breakfast very poor selection. Also staff clearing all tables when another couple and ourselves were still eating within the timescale. Felt uncomforable as if they couldn't wait to finish. MISLED RE: PARKING SPACES. THERE WAS PARKING FOR FIRST COME FIRST SERVED WHICH YOUR OFFICE SAID ALL PARKING SPACES HAD ALREADY BEEN RESERVED. LUCKILY WE ARRIVED EARLY AND ASKED SO WERE SUCCESSFUL. NONE HAD BEEN RESERVED! Room dated-boutique??misled re type of room with landscape room, could only see rooftops.Had been cleaned but felt old and needed makeover was not worth money. Would have been better nearer lytham town.

Small shared balcony, which didn't appear to have been cleaned for a while. An element of "do it yourself" if staff weren't on duty.

Room was dusty in places- e.g. not been hoovered behind the door for some time. Dust under furniture and behind radiator.

Really friendly staff who were very helpful, lovely room simple but with all you need. The bed was super comfy and they have the most divine luxury complimentary bath and body products. The location was great and breakfast was a good selection. we would definitely stay again.

The lift is very small so with 2 adults, a baby and baggage its a squeeze and seems to take forever! The room could do with a few coat hooks and there is ample space for one...but really these are only very small things to pick on...great hotel

Excellent welcome and very helpful members of staff, throughout our stay. Well-designed & well-furnished room, of a good size. Pleasant sea view. We travel frequently throughout Europe and we enjoyed the full Continental Breakfast at this hotel (not always good in British hotels).

Perhaps the Housekeeping Staff should carry out more detailed room checks. The shower door needed adjustment and the radiator in the shower room had been jammed in the "off" position. However, when I mentioned these faults to Reception Staff, their response was positive. Parking space was tight.

Nice, friendly staff with a positive attitude - always ready to help. Complimentary tea/coffee and newspapers are a nice touch. Room of a good standard and very clean.

Very creaky floorboards (other rooms) did wake us on the first night (of two) but we became accustomed by the second night.

Fantastically helpful lady on reception, wonderful coffee machine, lovely bright, clean room with small balcony overlooking the sea.
