The room was nice. Furnished well, good telly & bathroom. Beds were not made properly each day, staff seemed insincere, inauthentic and we never once the car parking that we required. We picked this place particularly for the parking availability as I had my elderly grandmother travelling with me and from the moment we arrived the parking situation was difficult and ultimately not provided. It almost seemed as if it was an inconvenience fro them to have a space available. This was really dissappointing as we had heard such great reviews about this place. You'd think they could have removed their own cars from the small car park to make room available for guests... |

Staff extremely friendly and helpful. Staff had a lot of knowledge about the local transport and area. Parking handy. Breakfast was brilliant! Room was a bit small and decor dated. |

Great service from all the staff that we encoutered during our stay, a good location for what my son and I had plaaned during our stay in Edinburgh. A great breakfast that included a real touch of Scotland and Scottish hospitality from both the foods offered; porridge, black pudding, haggis and the friendly helpful service. |

Literally everything. Room was more than comfortable. Food was first rate. Staff felt more like favorite, close relatives, rather than simply people running the place. Individually and collectively the staff deserve the highest praise. We wish we could return tomorrow; we returned for a second stay during our visit to Scotland. We will return again (and again...). |

The staff were absolutely fantasic. Friendly and helpful WiFi worked .Breakfast was the best I have ever had in this type of accommodation Bacon eggs sausage etc etc 2.8 klm from the city centre but on a main bus route. Caution Ignore the direction to the hotel. They are wrong. Catch a No 11 bus for the front door |

David, the host, was an incrediby nice chap. Very pleasant, accommodating in every way and eager to please. Breakfast was delicious though it was all cooked to order so can take quite a while to arrive, not a problem for us but could be for some (though this was explained to us at the outset and if you want to be off early just make sure you get there as soon as the restaurant opens) |

The service was excellent, and the room was spotless, we were made to feel really welcome. The room was a little cramped, I if had wanted a room twice the size I should have been prepared to pay twice the price. The hotel is on an excellent bus route. |

The staff were very friendly and helpful and the food was tasty. The location was great, just beside a bus stop taking you in town. Parking was good for a guest house. The rooms had small bathrooms and were a bit dated but great value for money. |

It was very close to the center of the city. The staff was very friendly, the room was clean and the breakfast served very nice. Overall, the price was excellent for what the hotel was offering. The use of internet was not easy and the blankets were a little short for a person as tall as I am. |

The authentic hospitality of Mr Kay and his staff let us feel better than home. We couldn't have begun in a better way our first experience with Scottish world. |
