Haggis in the full Scottish breakfast. Located in a beautiful quiet street not far from the city life.
My room was on the ground floor, its window looked into a wall, it was too warm and stifling. I woke up earlier than wanted because of the temperature.
I stayed here with my mum and found the location was great and the staff were very helpful. Would most definitely return in the future

Comfortable bed and a good choice at breakfast.First class location for Theatre, shopping and major Bus interchange for getting about the City. About 10 - 15 minute walk from Inter-city bus station and 6 mins from Tram terminus in York Place for the Airport.

10 minutes walk from Waverley station (take Carlton exit). I had a huge room with view over terraced gardens. Comfortable & quiet and worth short walk from centre to find a quiet independent hotel that doesn't charge a fortune. My second stay here and it will continue to be my first choice inn Edinburgh.
The place. The location near tramway to airport. Near city center.
Too old. No wifi or almost. A tiny TV set with no Channels.
The Location of the Hotel is great for the Centre and Main Railway station of Edinburgh. It's also close to many different restaurants
One very minor thing is the road noise, this NOT the level of traffic ( not much traffic) but the noise of cars driving over the cobblestone road , but this is only a problem when it early morning and evening

I liked the cleaness of the Hotel. Especially the shower room. But view was not good.
Maybe the maid forgot to put shampoo and body cleaser for 2nd night. I was embarrassed. But I liked the woman at the reception. Thank you for warm hospitality. :)

Its all a bit dated, but much better than a super modern 'plastic'/Ikea hotel.
Staff were lovely and couldn't do enough to help us, and the room I was moved to was fine. Breakfast very good and the hotel location fab. Communal areas were very nicely decorated.
The first room I was put in had a large patch of paint and wallpaper peeling off the ceiling above the double bed - black mould. The damp smell was very strong as I entered the room. As there was a single bed in the room also, I chose to sleep in that one. As I lifted the pillor a small black and white bug moved. I asked to be moved to another room at this point and I was quickly moved with no trouble. The problem was, as I had a disabled uncle and brother with me this meant the other room, on the 2nd floor, was too far away as I was the support for both of them.
Very friendly atmosphere. Main areas are very nice and theres an excellent breakfast to be had in the lovely dining room. Location is superb a short stroll from The Royal Mile, Castle and restaurants, also dont miss out on Carlton Hill behind the hotel for the best views in Edinburgh and makes a scenic short cut into the centre.
Our bedroom was dated and could do with a make over to reflect the rest of the hotel, its architecture and superb location.
It take about 10 minutes to get to the city centre on foot. It is located in a queit area. Nice short walk to the city centre.
Great room which was cosy and comfortable. Heating was great and the scottish breakfast amazing!

high price of room in August : 140 Pounds a night for a twin VAT included: but could be had for as low as 70 Pounds/night at other times of year( demand for rooms in Edinburgh during Festival and Tattoo is obvious cost-driver- but still hard to swallow!)
