Rosie, the landlady was very friendly but was also under the strain of having major renovations taking place on the building which did detract fom our stay. The facilities in our room were not of a very high standard even allowing for the renovation work being undertaken. The bed itself was comfortable but the room left quite a bit to be desired. There was wallpaper coming away from the wall and the furniture was limited and inappropriate. An office styled table and chair was harldy what we really not what we expected. There was only this one chair. No comfortable armchair or settee. Storgae space for clothes was barely adequate. No wardbrobe or hanging space and no place for hanging damp towels. It was a disappointment although the land lady was pleasant and did apologise for the inconvenience caused by the building work and reduced the cost of our stay. In all honesty it would have been better if the building work had been completed before the room was made available.

Friendly welcome on arrival god location for our needs and a cracking breakfast I don't know if this applies to all the rooms but our room in particular was in need of bit of care and attention, peeling wallpaper over rad, the table top provided for tea and coffee was in poor condition and it probable costs very little to provide bed base covers to give an impression that someone cares about detail, it was not uncomfortable room and done the job for a one nighter, would I stay longer? Not when there are so many other hotels providing good on suite accommodation for around the same price, a few minor improvements would go a long way to enhance this otherwise good hotel.

Close to bus route to/from Ipswich. Clean and well aired room - good sized with table and TV. Comfortable bed. Good breakfast. No cupboard or wardrobe, but there were coat hangers on hook on wall.

Cooked Breakfast, tv worked Filthy throughout, had to ask for clothes to be removed from wardrobe so we could hang up our clothes, toilet tiny and smelly with a sticky floor, if we were brave enough to use disgusting shower which we weren't there was no soap, shampoo or hairdryer, sheets unironed, phone not working, bedside cupboard broken, tea and coffee facilities were on rusty chrome broken legs topped with a broken mirror covered in a stained cloth, towels were supposed to be white maybe a long time ago, breakfast cereal was in unsealed boxes and therefore soft.

Spent a brilliant night. A comfortable bed meant a good night's sleep. Quiet neighbourhood, absolutely lovely staff/management, and a big hearty breakfast. The guest house is also dog friendly, which was a great relief for us, and.well situated if you are traveling by car - it is easy to find, and close both to downtown and a direct route out of the city centre if you want to go for a drive in the countryside. The room itself was clean and bright, nothing fancy, but well looked after. I recomment Abbey Guest House and would def stay there again.

My husband and I were made to feel really welcome by the manageress and she did everything to make us comfortable. We had a spacious sunny room with a sofa and we will definately stay again if we visit suffolk. Breakfast was great. There was no hot water in our bedroom but not serious as it was hot in the shared bathroom. Skirting board inside door had not been cleaned after being splashed with coffee but with such value for money, it didn't matter. It would be good if a notice was put in the shared bathoom to clean the bath when finished as last guy left it filthy (not the fault of manageress).

breakfast was more than adequate well cooked and hot, everything i and my wife wanted.Rosie and her staff were efficient and we got into pleasant conversation with them. She has only been in residence since January and is going to make improvements to the decor but it was clean and we had a good night's sleep which was important. we were cruising out of Harwich so the location was just right for a pleasant drive down to the port after our overnight stay.

Friendly staff. Basic but comfortable rooms. Nice breakfast and free wifi. Quite near a main road so if you are not used to traffic noise then it is a little disturbing. Bed also a bit springy and squeaky.
