    The owners were extremely friends and welcoming. The room I had was very clean, bright and comfortable. The breakfast was very good. The location was within a 5 min. walk from the center of town. It is a very nice place to stay.

    The friendly warm welcome---nothing was too much trouble; the bright, light bedroom, beautifully furnished and appointed and overlooking trees; the generous breakfasts; the parking facility; the short walking distance to the Minster and old centre; I would recommend Abbeyfields wholeheartedly.

    Location is very good, the staff is extremely friendly and helpful. Possible to have very early breakfast for early departures. Possibility to prepare tea in the room was comfortable.

    The door/walls are very thin, so I could hear everything what my neighbouring guests were watching in TV or discussing, which was disturbing at night. Train pass in front of the window, sometimes annoying, however no trains pass at night. Just something small: no electricity adapter was in the room, in my case it would have been helpful; it would have been just an extra.

    Location excellent for City with superb walk through Museum Gardens Staff could not be more helpful, giving very useful information on the City Room clean and well organised Breakfast stunning, very fresh and tasty Would recommend

    Les and Al made me feel welcome and right at home. I loved the attention to detail that makes this Guest House a place you want to go back to. Al was also very knowledgeable about York and gave me plenty of tips and advice. My room had everything I needed including a great wi fi connections, a comfy bed and a good shower. The street was quiet. However you should know that there are regular trains that pass nearby. It was not a problem for me as I sleep with earplugs and I don't think the trains ran after 11 and before 6:30am. They also have a superior breakfast! ^_^ They have on street parking with permits and a couple of parking spaces behind which they let me use even after I had checked out. Stay here. I honestly think you will love it with its great walking access to York just a few minutes away.

    No complaints here!

    Easy walking distance of city centre. Light airy, very clean rooms. Lovely welcome from Les. Comfy bed, good shower, wi-fi access. Breakfast!

    The welcome. The hosts' knowledge of York and helpful suggestions of places to go. The room, tea, shower, general good order of everything. Breakfast- especially fruit and home-baked bread- 3 kinds- every kind of preserve- and even my favourite Marmite!

    There was nothing to dislike.

    A wonderful B&B, really friendly, great facilities, superb breakfast with delicious home made bread, a little piece of heaven in York. If there was 11 out of 10 id give it!
