I expected to pay £70 for stay but I was charged £70, I showed Abbots my email about price and was still charged £140. I called booking.com and passed my phone to the abbots owning who spoke to Abbots customer service member for 2 mins then hang up. Hopefully you remove Abbots house from you website.

The staff were helpful and approachable. Location is a bit out of the way of the centre but the walk from the coach station is full of shops and restaurants. Hotel is also 100yrds from the Police station. Room was very clean.

I was there only to sleep so did not spend a lot of time in the room. As it was I returned to the room a lot later than I had planned and could not get the code to work to the front door. Someone came and opened it for me within seconds of me ringing the bell. I felt terrible since it was about 3am, but the guy was okay about it. I had my room upgraded since they were only quiet and the room was very clean, though small and basic. It had everything I needed for the short stay. The host on arrival was very helpful. I would use it again if I was staying in Edinburgh for a longer period, as it's a bit out of the city for my liking. But certainly did the job. Just the location was a bit far from the city centre. Would be fine for a longer stay when you had time to walk in or catch a bus, but I ended up using cabs.

Well, we got to our room after a long walk, we wanted to start by making some milk for our infants and put the kettle on and found it full of piss!!!!! The previous guest done it and left it there and the hotel not even checked it!!!!!! Soooooooo disappointed and it was new years eve and we traveled from Derby 280 miles there!!! They said we can stay for 2 night for free which I refused so I got my money back there and then and left! Very dirty place too.

Location was great We booked over new year, so the price paid was value for money. I did not enjoy my stay. We had to share a toilet, share a room with mice and share with talkative Chinese people until 4 am both nights. We missed breakfast due to a sleepless night, and the hotel refused a refund. There won't be a next time.

We found a mouse in the room. Though they exchanged a room after three times' request, the sanitation of the hotel is not that good.

Location The room looked average but with some dust on the floor. Later on, we saw a mouse running side to side of the bedroom and we found mouse traps inside the room. We requested to have another room but the hotel didn't want to relocate us with the excuse they didn't have anything else available. We were travelling with a 2 year old baby and quiet honest, it was discusiting to think the mouse could jump or walk any close to the baby.

Friendly, helpful staff. The hotel has good parking facilities and is easy to find. The price was really good and the breakfast was made to order. Although the beds were clean and comfortable the curtains in the room were very dusty. The room needed cleaned in the hard to reach places.The toilet pan, towels and wash basin were all clean and nice but the shower was a bit grim.

The facilities were modern and clean. Hotel staff were friendly. The location was a little out of the way, and taxi drivers didn't know it. Girlfriend complained about no hairdryer.

The staff was very friendly and helpful and the homemade breakfast was delicious! Basically, worth the price! And it's only 15 min by bus from city center. Nearby you can find the stops of 3 buses lines (one of them is also the stop of a night bus). There is a convenient store very close as well (for cheaper or quick breakfast) And the house is actually 30/40 min walking distance from the city center (old town). Which is quite fair if you want to save the 3 pounds flat fare of the night buses. The beds are not of sturdy construction but they are comfortable enough. Too bad there is no free Wi-Fi acess in the hotel. Our room was a little bit cold, but I guess you will not have this problem in the summer!

Ours was an overnight stay near Edinburgh that had off road parking. The room was excellent value for money, the staff were very friendly and the room very clean and smart. I would happily stay there again.

I had my first shock when I first came in to the hotel - it was extremely old and stinky building. Carpets were very dirty in corridors as well as in the room. Second shock was when I saw the room. Apart from being dirty, it was far too small for a double room, poorly furnished and lit. First night I couldn't sleep as springs of the mattress were sticking out and hurting my bones. The following night I had to ask for an extra duvet to use on my bed. The heating was not in working condition. The toilet didn't have even a single hook to hung my towels, so had to bring chair in. Apart from that, each time we, or our neighbours, used water, either tap or toilet, it was making an awful noise in the room. Wouldn't recommend to anyone.
