Well, we got to our room after a long walk, we wanted to start by making some milk for our infants and put the kettle on and found it full of piss!!!!! The previous guest done it and left it there and the hotel not even checked it!!!!!! Soooooooo disappointed and it was new years eve and we traveled from Derby 280 miles there!!! They said we can stay for 2 night for free which I refused so I got my money back there and then and left! Very dirty place too.

Abbots House Hotel - B&B is an old small hotel, located on very quite location with beautiful view to a park and mountains ... Our stay was very enjoyable and we will recommended it to everybody ....

Nice hotel, bit old but for good price/value. Breakfast is ok, but no buffet. Hotel is not really close to the center. But public transport is good and you are in no time in the center of Edinburgh.

On arrival we found the staff very friendly and welcoming my first impression of Abbots house was on entering i thought the hallway looked tired and in need of some freshening up BUT... We were all very happy when shown to our rooms as they were all very clean and newly decorated with spotless en'suit shower rooms The tired entry hall and reception

The triple room with king size bed and single bed for our 7 year old, although a bit tight, was very comfortable. The beds, mattresses, and sheets were lovely, kettle and tv were appreciated. The location was nice, directly across from the park and easy to get to city center by bus. I appreciated that the staff let me keep my little boy's milk in the kitchen fridge, although we were not there for breakfast. Having arrived late, for which we paid an extra fee, we not allowed into our rooms until our credit card had cleared. The bathroom was really the main problem. The facility was down the hall, which was not a problem, but we were told we would be the only ones using it. A very large party staying across from us felt at liberty to use all our facilities, plus their own shower which was attached to their room, but made a lot of noise. The toilet had to be pumped in order to flush, but the invading party did not know this trick! Staff were informed and talked to the other guests, but to no avail. We were offered the use of a downstairs bathroom because the upstairs one became too gross. Bring your own soap and shampoo as nothing is provided.

After reading the reviews online I was very concerned about this accomadation but was pleasantly surprised! The staff were veryy friendly and. Honest. The room was very clean and comfortable with a beautiful big Lounge suite. We shared a bathroom but it locked so no trouble there. Had an awesome stay thank you abbots house. We were offered the breakfast but didn't eat it so not sure what the food was like.

It was very close to the centre of Edinburgh, which was why I chose this particular b&b, price of the room was very reasonable for the room I stayed in. When we arrived at the b&b it took a while to get shown to our room but was apologised to for this.

We like it because it was for families warm and small,near to bus stop,to restaurant and to the centre.Especially the basement room it was like a fairytale .There is also and free parking next to it.We had a good time.thanks. the sharing bathroom must have a liquid soap antibacterial.and a litter to the room nothing else

The location, ambiance is good. No personalised service. When I landed there at about 14.00 hrs the normal time for check in there was no soul at the reception and it took half an hour for the staff to come and register me. Main problem is that the staff is good but overburdened and has many things to do hence no personal attention.

the staff were very friendly & helpful, the room was compact but clean, situated not too far from the city centre. I felt our room was small, there was washed in stains on the bed covers & the decor/furniture could be doing with an upgrade, but for the price we paid and the little time we spent in the room and also as it was a last minute booking the hotel was good. I'd recommend this hotel for people on a budget and looking for somewhere relatively close to the city centre

Great location, just off the bottom of Leith walk. Lovely staff, very friendly and helpful. Room was spotless and secure. Great price too plus free on-street parking. It's central but quiet since it looks on to the peaceful bowling greens of Leith Links. Can't comment on the breakfast since i took room only. Will definitely be back with my wife in the Summer.
