Friendly helpful staff who were very obliging with timings and coming and going. Close to town center, but not on main road so quite at night.

Our bedroom is definitely long overdue a make over! The ceiling was covered in black mould n damp stains. I didn't feel overly comfortable staying there! No air con / fans during heat wave.
Good welcome, clean and friendly. Generally staff good but the owner is excellent. As I work anti-social hours I am pleased to have a door key which allows returning late. Its a comfortable very central Dumfries venue and it offers all a worker needs!

Inside of electric jug in room had black bits/mould in it.
Huge well cooked breakfast. Clean room and comfy bed. Bar food good choice and well presented. Staff very pleasant.
Bolt-on shower room tired. Hotel needs sprucing up.
Placed in town centre easy walking to explore Dumfries. Good place as a base to travel round Galloway etc.
Maybe a little more deep cleaning of shower room corners and skirtings could be done. Kettles in rooms had to be flushed well before use - full of scale otherwise liked the place.
The location was good.
The reception area was a mess. The room was not particularly clean, I had to tell the owner about the toilet seat not working right, lack of cups and no remote initially. The shower was broken, the soap pump was also broken and it was generally not comfortable.
Staff and locals were friendly. Car parking free on site. Room large, clean and comfy. Dumfries and shops, bars, restaurants all walkable in minutes. Fantastic Scottish brekkie with black pudding, haggis and tattie scones!

that when I booked,I booked a double room only to go in and have two single beds.not very good.

Broken toilet seat,flush water push button on top of toilet cistern missing dust under radiator in my room and tiles at my sink not cleaned properly fire ext not cleaned at top as I am a cleaner my self I picked these faults up

didnt like this place at all made loads of complaints about it the room we was given had mould all over the ceiling it smelled like a damp celler our clothes started to smell we went forour breakfast there was no milk, brrakfast bowls or juice when the waitress did come after about 10 min wait we ask her for some this took another 15 min to arrive when we did finaly order our breakfast we must have waited about a hour the next day we went for breakfast there was no tables we went down twice to see if we can find somewere to sit in the end we got our bags and went to complain they give us two nights for the price of one we been advise to go to trading standerds in fairness we shouldnt had to pay at all and £65 a night for two is way to dear for this place wont be stopping here again

Friendly staff, pleasant and relaxed surroundings. Excellent breakfast with wide choice offered. Especially important to us was that the fact the hotel was pet-friendly as we had an elderly cat with us.
I would personally have liked the room to be a lttle warmer but as I visited during a cold spell and I suffer with a medical complaint which makes me feel the cold more than most I wouldn't necessary attribute 'blame' to the hotel itself. A mistake in the booking form meant I had booked a double room but with single occupancy (should have been double) I booked it under my name and had my partner as 'guest' assuming this meant the room was being booked for us both. I should have entered my details again as a 'guest'. Had I been able to access my Email account and read the booking acknowledgement I would have realised the error but being away from home and computer I was unable to do so. I only learnt of this mistake when I came to pay the bill, luckily I had sufficient funds!
Food was fab! Staff helpful. Stay was enjoyable.
Rooms were very hot during the night, wifi was not working and the showers could do with an upgrade
