I didn't stay at the guest house I booked into. They told me they had problems with the water supply and the place that I actually stayed wasn't great. I duppose that is what you get for only paying £30 a night in London.
Except internet and hearing, nothing else.
Dead mouse in the kitchen, sharing bathroom, bad conditions, accommodation is on the different address, narrow stairs, dust and dirt globally...

People in and out late at night whilst trying to sleep. Bathroom unclean. Bedbugs I was bitten to death. People cooking late at night making noise. No fire alarms. Broken shower. One shared toilet between around ten people. Never again. Awful place!
the location is perfect, it's really close to the underground station and close to many restaurant, sooo.....
bathroom is too old, water is everywhere and they did not put any floormat in the bathroom. the ceiling is broken in the kitchen that's make it a little bit slippery, the isolation is a bit poor so that we can hear people when where in our room and....the floor is tweeking everytime we make movement.
The room was really bad. Also it is small and there is no wardrobe. There isıthing in the room. Only one double bad. Bad cover was really dirty. We couldn't sleep whole night. Toilet also so dirty. If you put a house or a hotel in your system, pls be careful about this things. I will never go to this house again if I will go to london.

- Although being not far from the tube station, the surrounding of the hotel did not seem safe to me. - The room given to me was smelling damp and there were mildew stains on the walls of the room and the bathroom. - No wardrobe in the room - I had to cancel the second day because of cleanliness issue.
Nice and comfortable bed. The room was ok! The staff was friendly and accepted my arrival after the ordinary hours.

The house needs to be condemned. It is not a hotel, it is a shared student house. There is a gaping hole in the ceiling above the kitchen. The hole is on the landing near to the entrance to the bathroom. No staff on site at all. A guy pulled up in his car to take payment as cash only (not card as advertised) and give me the keys. Receipt not filled out propertly. Bathroom mouldy and tired. Shower head has snapped away form the feed pipe. Ground floor bathroom had no water and dirty toilet with no water in but faeces. People turning up any time of the day and making noise through the small hours. No security. I expect this place to be struck offthe Booking.com register and will be contacting environmental health, also the owners for my money back.
The staff, they were very responsive and swifter to respond to the call of guests. They also are genuine and friendly. I Just felt home when I was there. The staff were also capable of facilitating internet and other facilities immediate to the request.
Breakfast was not on adequate and it was not on time as well thus should be on time and adequate.

Our room the worst of all mould everywhere , shared bathroom mouldy and not clean, leaking shower , leaking ceiling in the kitchen with growing mould on also bathroom downstairs not available to use as no water.For that price not worth it at all .I tried to speak to owner when I've been told that he is away and he even didn't contact me back. We saw the other rooms when people moved out on the day and our one was the worst ever :( I would never go back again.
The location, a very short walk from the underground, in a place very much alive, bustling with shops and markets. The traditional British house, luckily with laminated floors and not carpets. Cheap.
The traditional British house: squeaky floors and thin walls make you hear anyone who is moving anywhere in the building at any time. There was only one shared bathroom: the second one has been out of order during all the stay. There was a lot of competition for the toilet in the morning. The service: we had a problem with the room that did not make us sleep at all well; we let them know, they said they would do something but we never heard anything back. Cheap.

We booked two rooms - one was ok, the other was damp, cold, the walls were dripping with condensating water, the ceiling and the corners of the room was covered with black mildew. The one bathroom that could be used had many spots with black mildew as well - the other one was closed. In the middle of the kitchen-ceiling was a hole with a towel in it, water dripping into a bowl...
Orrible accommodation./ Alloggio orribile Very very dirty/ molto molto sporco dangerous area!/ Zona pericolosa not hot water! Non c'è acqua calda not heating!/ Camera molto fredda, non funziona il riscaldamento the day of the arrival we waited 20 minutes that some one open the door, the area was very scary, we were very scared! we slept in a very cold room, the heating was not working! there is not a reception so we called a telephon number that was wrote in our booking, and a girl told us that she will do something to make our stay more confortable, however the day after there NOT HOT WATER! WE STAYED 4 DAYS WITHOUT HEATING AND 3 DAYS WITHOUT HOT WATER. Il giorno dell'arrivo abbiamo aspettato 20 minuti cha aprissero la porta, la zona era spaventosa. siamo stati 4 giorni senza riscaldamento di cui 3 anche senza acqua calda! pessimo!
Position and ease of access to London
There was only one toilet and shower, not enough for the amount of people staying at the house
- people were so nice, i were all alone and i did some new friends
-upton park is not a central placr so it was a little bit scary to come back during the night
There is kitchen with equipment - it's perfecet - you can wake up and have some coffee and breakfast and you spent less money.
The Bathroom could be better - the water was cold or very hot.
only 5 min walk to the tube / 10 min to West Ham Stadium
no sign, no service, everything very basic - but good enough if you know what to expect
1) the bed orthopedic allowed good nights rest; 2) location near the metro and supermarket; 3) kitchen with microwave, washing machine, fridge, stove, etc.; 4) safe neighborhood, despite the impressive variability of ethnic cultures.
Regarding the negatives: 1) the contact telephone number, displayed on the entrance door of the house was not working (so, i have to call to the contact number provided by booking.com); 2) the shower of the downstairs bathroom never worked; 3) the cleanliness of the facility has never happened before or during the stay.
Aboyne House is close to underground station, and District line takes you straight to the main attractions of London. Even more, if you like observing awesome Indian dress stores, it's a perfect neighbourhood to do that! Likewise, the staff is really helpful, rooms are tidy, kitchen has enough utensils making you feel like as if you were at a proper house.
The bed in the room was not quite good --> you have to check if it is okay beforehand.
The sheets were clean.
The shower downstairs did not work at all. The shower upstairs only had 1 minute of warm water, after that only cold! Sometimes a few seconds very hot water. On arrival we had to call a phone number so someone could open the door.
