the location was excellent - quiet but close enough to the city centre. The manager was extremely helpful. the room was excellent value and both clean and comfortable. The orange light directly outside the window of our room (family room on lower ground floor) shining in was a bit unpleasant. |

Clean and functional with plenty of hot water. Friendly and helpful. Shabby decor overall. Could do with a make-over. Overpriced. Taking advantage of specific time of year? Confused by sign at front of building "rooms from £25"! |

Very good value for money, could park outside on the road which was a priority. Clean, pleasant room and friendly, helpful staff. |

The friendliness of the staff, the proximity to the Playhouse, an earlier check in time than most hotels, and for the extra £5 the breakfast was very good. |

Decent clean B&B. Full breakfast for £5 a day each, comfy bed and nice little en-suite rooms. One of our rooms was in the basement area of the house and this was decorated very flowery-not to our taste. The other rooms were nicer, light and cleaner looking. |

The only nice thing about the hotel was the Manager Allan. He was very friendly. The room was filthy! The bath tub had years of ground in dirt. For my own health reasons, I decided not to use the facilities. The kitchen sink was greasy and had 3 cups which were left unwashed from the previous occupants. |

The staff was very friendly and knowledgeable of the possible activities in the city. Comfortable bed Although the bed sheets were clean the general cleanliness of the room needs improvement. This hotel is a non smoking establishment and still, a distinctive smell of tobacco is present. |

position is ok, between town and the ocean. still, walking back from the center is a long way scottish cleaningness :) breakfast is not included, water in the shower takes ages to get warm |

Our room was very nice, the guesthouse was quiet, and it was a nice location within walking distance of the center of Edinburgh. There was no wireless access. |

The room was lovely and warm and confortable. Breakfast was great. Guy on reception was very helpful. Good location. There were only 2 tv channels. |

My sister and i were down for a hen night and wanted a cheap hotel to stay in.. The manager Alan made us feel very welcomed. Our room was clean and tidy and most importantly ...there was plenty of hot water!What more does a girl want!! |

The breakfast was the only assett the bed and breafkast has. The location was suitable for my business purpose The hotel room was in a poor state of repair, the bathroom was especially dirt and the shower had black mould inbetween the tiles and had not been properly cleaned in a long wjile |

Pleasant check-inn. Clean comfy room, hot powerful showers. Less than 10 minute walk from Playhouse. Wll stay again. Some decor and furniture a bit tired. But it was clean and value for money. Get some wd-40 on the door hinges, they screeched a bit. We came in late and were worried about about waking other guests. Or maybe we just had to much wine!! |
