A warm welcome, very pleasant cosy atmosphere, the bedroom was everything you would need including free wi fi, great plus for me. The location is just by the centre of town, just five minutes walk to the shops, good news for my wife. Breakfast was great, everything cooked just right, good service, hope to go back again sometime. Would recommend if you want a great place to stay in Leamington Spar. And free parking as well.

We had a lovely experience at the hotel. Rooms was very clean , nice decor, lovely bathroom, close to the town centre. Would stay again. The only thing we didn't enjoy were undercooked muschrooms at the breakfast. Otherwise excellent experience!

A spotless efficient calm small hotel with an absolutely competent manager located perfectly for local tourism of Warwick /Leamington Spa and in our case close to m40 as we were breaking the length of a journey to the Wirral. Will definitely return there.

The hotel is in a super location and very easy to find if driving and it's near the train station. If you are going to the Assembly it's a 5 minute walk from the hotel. Also plenty of restaurants and pubs nearby. Car parking is at the front of the hotel off the road. A Friendly welcome from the lady who checked me in and the first impression was that the public areas were tastefully decorated. This continued into the good size room with all the required facilities including free wifi. The room and bathroom were very clean with a good shower once the hot water had come through but it's not a problem to wait for a couple of minutes! Toiletries were provided. The bed was very comfy and had a good nights sleep with no noise whatsoever from the main road or other guests (was in room at he front). Super choice for breakfast of cereals and fruits etc including a cooked to order full english option of very high quality with bacon to die for - locally produced and so good - all this at a very reasonable price too. None - Loved the place and I will use again next time I go to the Assembly as it saves driving back!

We were made to feel welcome from the moment we arrived. The hotel is lovely and the breakfast superb, everything was quality. Location for the Assembley was excellent with many eating places nearby. Will definately stay here again!

We stayed at the Adams as a couple on a weekend break without our children, however people were also staying there as a family, and it's ideal for either couples or families. The room was clean and comfortable, the location was well placed very near to the town, and the breakfast was delicious.

A very well presented and clean hotel, with lots of character in a Regency style. The owners made us feel at home and helped us with choosing and booking restaurants for the weekend. Would recommend to others staying in the area.
