The Alvia, which is under new management, is a warm and comfortable guest house, minutes from the sea and the city centre, and less than half an hour from the Downs National Park.

Very close to Brighton Centre
Bed was very uncomfortable.

Friendly staff and great breakfast
Aggressive notices and hot water out of cold tap (a problem six months ago also
My name is Patty from Hong Kong. I stayed in Adelaide House for four nights from 29/12/14 to 2/1/15. There staff are very friendly. Breakfast are delicious. My room was very tidy and the location is very good. Personally, I like this hotel and if I came to Brighton again definitely I would stay in Adelaide House again.
The room was spacious and clean and comfortable.
On arrival there was no greeting just "Have you booked". The breakfast was alwful. We were served whole mushrooms that were not cooked. The couple on the table next to us also did not eat their breakfast and and left.
Breakfast was very good with plenty of choice to suit all diets. The scrambldd eggs freshly cooked were excellent. Was not sure about the very thick cut toast though. The bedroom was warm and cosy and the bed very comfortable. The service was good too.
Unfortunately due to bad back and knee the number of stairs to/from my 1st floor room were a killer, so regretably will have to look for somewhere with a ground floor room next time. A great shame as I liked the place and the location, sorry.
Warm welcome and great breakfast
Could do with a bit of decorating
Balcony, staff, breakfast, room
Brilliant place to stay, right by the centre of brighton, lovely hotel with a wonderful home cooked breakfast. Very inviting and friendly feel to it. Would definitely recommend
Decor and parts of the hotel were a little shabby here and there
Lovely breakfast and nice hosts.
I liked how close it was to everything I had a sea view which was lovely
What's not to like!
Bed was comfy Food was good Staff were helpful and friendly
Lots of stairs Dirty windows and ledges The outside of bedroom doors filthy Broken shower Broken drawers
Very central. Huge big room.
Breakfast felt very rushed!
The bed was comfortable and the tea and coffee in the room(with biscuits)were appreciated. The breakfast was excellent.
Just a little bit dated but this was ok as it was comfortable.
It is convenient, comfortable , has a good breakfast and nice staff
Parking is difficult and expensive in the area
Tired dated decor Cracked basin Broken shower screen No grouting around tiles Creaky uncomfortable bed Old tatty broken furniture Dirty carpets Didn't feel very welcoming
The position of the hotel is very good and central. It has a good history as a guest house and could be described as quaint. On the breakfast side I enjoyed the food which was tasty, although the fruit served was tired (bananas). I enjoyed the stairs for the exercise which was part of the yesteryear experience.
The place was run down and dirty. It suited my purpose for what I was doing in Brighton but I would look for an alternative, better cared for guest house, in the future. Basic but clean would be my preference.
It's the little things that count, tissues, dressing gowns, plenty of tea and coffee, just off the seafront and not too expensive, would definitely recommend
Dirty place, including flees. Obligation to sign a damage declaration upon arrival which, in my case, was used unfairly to extract extra money. In particular a small spot of wine on the bedsheet was used to charge extra 65 gbp. This money was charged after departure, and despite the final inspection of the room had resulted in a positive outcome.
Friendly helpful staff, good breakfast and large bedroom. Situated in a beautiful regency square next to the seafront.
Paint work a little tired
the Adelaide is in a great location the room was very nice clean and tidy at breakfast there was a good selection of food and the cake that they leave in the lounge for you to help yourself too is a nice touch and very yummy, cant wait to return
I was met by a friendly lady who helped me up the stairs with my case. the breakfast was fab, full English breakfast cooked to perfection, also a choice of continental. comfy bed, clean bathroom .In a great location
Delicious fried breakfasts and cakes each afternoon plus a side view onto the sea.
My husband and I have been coming to Brighton for year's, we have stayed in many hotels and bed and breakfasts...Adelaide house is by far the best so far. Great location, beautiful room, the most comfortable bed we've slept in. Breakfast was delicious, will definitely be stating here again...
Can't think of any negatives....
