Ainsley house was under renovations and informed me less than 48 hours before check-in. They put me up next door at the New Cosmopolitan. Everything went smoothly, but I would have liked a little bit more notice.
Really friendly and helpful staff/management. Good size clean room and lovely breakfast. Fantastic location to seafront and pier within walking distance to shopping.

Not enough tea& biscuits in room. Rubbish shower only trickle out should get it repaired!
Great location, over looking lovely green and not some dirty old street. Second visit here & would definelty come again. Parking is an issue but were given details of a road that was only a 15min walk away, but for £5 for 24 hour who cares. Good breakfast, good size rooms, perfect for the not so fussy people & perfect value for money. Staff were great, no problems with any requets for taxi booking etc. Very good and will definelty stay here on our next visit to Brighton
Could have done with afew nice smelling air fresheners. The breakfast smell tends to stay and linger, but only in the lobby areas. Bedrooms are perfectly clean

Only stayed 3 nights but wish I had longer, I have stayed in many guesthouses in Brighton but I have to admit this one is the best!!! Cannot wait til my next stay, best of luck Wayne!!

really lovely location right by the pier, and near to the lanes.. opposite a small park so nice and quiet, just far enough away from the pubs etc so not to be disturbed but only a short walk to access them. staff lovely and good breakfast provided good value for money would defiantly visit again. No lift and hotel accessed by stairs so not good for those with mobility problems. well worth a visit
There are much to eat for breakfast, but compare to others, their English breakfast is not tasty.

The only thing I could criticize would be the pressure in the shared shower, but that would all everything else was top class.
I liked the location and the outside of the hotel
The furniture and bed was very basic and cheap and the mattress was very firm but ok for one night as we were hardly there. Would not have liked to stay any longer. The photos on the website make it look alot nicer or maybe it was just the rooms we had.
Staff was way too friendly, smiles and all. Internet (wifi) was available in the room and didn't have any problems. Breakfast was pleasant.
The check-in time wasn't all-day. The accommodation is located pretty far from the railway station, but close to the beach/pier, which is not too bad. No sea view from the room though, a pity.

stayed in room 7 room had a pine double bed very uncomfortable and kept knocking leg on end of bed during the night when going to toilet. no mirror, bathroom light worked when it liked, bad smell coming from shower plug hole breakfast was not fresh already had been cooked and just kept warm which i only had for 1 day out of my 2 day stay
It's at a very good position near to the centre of the city.The stuff was very polite.
There is no lift,if someone has very heavy luggage is very difficult to go upstairs.The top rooms were a little bit cold,the heating wasn't enough.
