I found it to be very central and we could walk to anywhere in the city in a few minutes. We enjoyed the breakfast and the staff gave us helpful advice about going through the gardens nearby, which we really enjoyed. Nothing

Very friendly , comfortable beds and room, nice and warm as it was a very cold spell, good quality food for breakfast well cooked and presented. Just the lack of parking, but that's not unusuall for a city.

Location, very good Parking is very expensive! The guest house has only 4 permit parking spaces, unfortunately we didnt get one of these and had to park on the nearby carpark, which states £11 for 24hrs, but this only applies to 8am the following morning, so having to get up and be down the carpark before 8am isnt mush fun! Also the standard rooms are very small not much space to move from the bed around the room.

Airden House is a friendly, clean and tidy b&b, comfortable and the staff we encountered were very helpful. Room was bit on the small side but did not detract from our stay, en-suit small but excellent. Dining room very pleasant and a good breakfast served. Location is excellent 5 mins from Cathedral. Value for money maybe due to our late booking £65. Ideal for city/shopping break will stay again Decor needs a bit of a touch up and handrail on stairs a bit wobbly if someone needs extra support climbing or descending stairs. Can be very cold in room IF heating is not on single glazing lets the draughts in!! The big curtains do help at night, not if they are open during the day.

The location was great, rooms were clean and warm and the price was fair compared to other places in the city breakfasts were average and were served cold once with not a great deal of choice (compared to other 4 stars), rooms were very small and tv very outdated

I've stayed at Airden House before, and the combination of location, price, and quality is excellent for York - the quality of the produce for the cooked component of breakfast is also very good. The rooms are clean and comfortable, and staff friendly and helpful. No wifi; it feels a bit strange to find myself watching just four channels on a TV with a slightly dodgy aerial connection in the digital age; the only remaining handle on my wardrobe was in danger of falling off - a rare furniture misstep given how comfy the beds are.

The hotel was in an ideal location. Only a short walk from the hotel to the town centre and only a short walk to the train station. Breakfast was nice and the staff were friendly. The bedroom was clean. Adequate for a two night stay. The stairs leading to the the top floor are extremely narrow and steep. The shower cubicle wasnt easy to get into and the doors didnt shut properly due to the door roller being detached. The smell from the drains wasnt pleasent at all and the bathroom door did not shut properly. If the hotel is full there arent enough tables to accomodate each room at breakfast.

Easy and pleasant walk to city centre and station; quiet; well furnished without spoiling nature of old property; friendly, helpful staff; good breakfast, tho coffee was rather weak (why not a caffetiere?). Room a little cramped - ok for one night but not for longer stay or if you are very large!

Although very small the room was clean and fairly comfortable. The breakfast was good. The location for central York was good. I'm afraid I didn't find the staff warm and welcoming, I try to book guest houses as they are usually so much friendlier than hotels. We got a 'hello' but that was all. At breakfast on the second morning a family member who must have said he would have the same as yesterday and was told quite abruptly 'There were 18 breakfasts yesterday I can't be expected to remember each one' - quite rude.

Good breakfast and good location The "standard" rooms are appalling. We refused to stay in the first one we were offered due to the horrible carpet and cramped space. We were offered a "traditional" room and this was much better - we got the chance to look at the "deluxe" room in the basement which was lovely to look at but had a strong musty basement smell. We had to move back to a different "standard" room for our last night and the bed was unacceptable - the worst I have slept on in many stays away - and the tv was tiny and way up high on the wall. "Budget" would more accurately describe the rooms. I wish the owners would spend a night in each room to see that they need to upgrade. I would not stay again
