Great location for exploring Bath. Mary meet us and gave excellent advice on how to explore Bath including adicenfor a free walking tour. Shared bathroom wasn't a problem and facilities wrere very clean. Best breakfast we had in UK worth the walk up the road for. Definitely stay again.

Breakfast was fantastic with plenty of fruit, cereals and choice of cooked breakfast. Staff were incredibly welcoming and friendly giving advice about restaurants and activities. Lovely clean rooms and shared facilities.
Parking is a little cramped and there are only a few spaces so it essential to call prior to booking to confirm space. Unfortunately the rooms where quite noisy and this did cause unsettled sleep during our stay.
It was very close to main city sites. The breakfast was very good. Beds and room were comfortable. Not huge rooms.
The sign to find the hotel is not lit-up at night so hard to find. The sign for hotel is at number 24 or 26 (breakfast is served there). Be aware that the owner does not get messages sent through bookings till day before. I needed a room with twin beds and sent message through bookings. He was able to get us needed room after some discussion but he said to send such requests in separate e-mail or by phone.
even though we had to share bathrooms, it was never a problem and they were immaculate and modern. Even though we had to walk to our breakfast, it was well worth it. Fairly easy walk to the center of Bath.
No lifts. our "family room" was tiny!!!. Really more for a couple and a baby or a very small child. Ugly street and too much traffic.

Walk to main hotel for breakfast & cut off point a bit early for a weekend breakfast. Shared bathroom was OK but no hooks or rail in room to dry towels.
Its a bit pricey hotel even though everything is too expensive in Bath and there are no hotels for two for less then 70 gbp. This room was 75 gbp. We were most satisfied with really cosy beds and tv. Family athmosphere and cute little child there. Clean bathroom for shared. I was not afraid to wash myself there.
Communication first weird but after very good. I was shocked with filthy and rusty water heater because I wanted to make myself tea but nothing then. I do not like shared bathroom especially. Some spot of water leaking was on the wall but takes time to dry that and then can be repainted. We were first afraid but after realized that nothing will happen.
We loved our stay , we could walk to everything , nice breakfast and clean room and bathroom, quiet slept well , value was excellent and staff were oh so nice ,the 3 sisters Carol, Beryl and Cheryl !!!
Both me and my husband loved the beautiful room . The breakfast was fantastic nothing was to much trouble for mat and mary .Just a walk away to all what bath had to offer
- nice people, - clean rooms and bathroom, - wifi without problems, - close to the town center, - nice breakfasts (even the short walk required to get to the house were breakfast is served was nice, but we were lucky to have a good weather :)
- we paid for breakfast included, but were charged for it anyway (i guess "English breakfast" is paid separately, but we did not know about that) - shared bathroom may be ok as long as other guests can keep it clean after themselves, but we had "neighbours" who left bathroom flooded with water, used towels on the floor, etc...

Good clean, modern accommodation. Excellent break- fast. Good value for money. Hosts very friendly and amenable. Location of Guest House very close to Bath city centre.
Sharing a bathroom, although the facilities were very modern and beautifully clean. Also walking to breakfast along the main road [not on site].
Really an excellent place to have rest and have a good night. I will choose one more time if it is possible.

Fantastic cooked breakfasts and friendly staff, the bathrooms are shared but there was always one available and they were big and clean. Great location within an easy 5 - 10 minute walk of all the sights
A chair and desk in the room would have made it more comfortable and easier to use the kettle for making hot drinks
We have "wasted" one night there. We couldn't sleep because the owner gave us a room beside the bathroom, and it was really noisy. Each time that someone went into the bathroom was like raining on my ear...and I felt like if my own bedroom was opening and closing all the time. We couldn't sleep all over the night. We told that to the owner, and he didn't gave us a solution...He said that we didn't understand each other because we speak different languages, but I think that I have enough level to understand everyone that want to be understood...
New,sparklingly clean good location. Excellent choice and amount of breakfast. Great tasting coffee with lots of refills.
Shared facilities meant wet towels in room but nowhere to put them. Huge wardrobe using valuable floor space would be better served as a desk and shelf with a few wall hooks and a couple of towel rails. Also kettle precariously balanced on tiny bedside cabinet.
